Davis areas we serve
Areas are described by their districts and landmarks, from local sources. Call if yours is not listed.
| Part of Davis | What is there | What we often see on garage doors |
|---|---|---|
| Old North Davis and downtown | The central district, with Davis Station and the downtown streets | Older garages; historic districts exist here, and we could not verify a garage door rule |
| East Davis: Mace Ranch, Wildhorse and Davis Manor | Neighborhoods east of the center, toward Mace Boulevard and Wildhorse Golf Club | Doors from newer tracts, where opener and spring age varies |
| West Davis: Westwood, Evergreen and Stonegate | Streets toward Arlington Boulevard, with the solar-oriented Village Homes nearby | Everyday two-car doors on family homes |
| North Davis: Covell Park and Northstar | Neighborhoods in the north district, per Wikipedia | Garages where bikes and storage crowd the door |
Davis uses ZIP 95616 north of Interstate 80 and west of Pole Line Road, and ZIP 95618 south of I-80 or east of Pole Line Road, according to Davis Wiki, plus 95617 for PO boxes. ZIP 95618 also covers the unincorporated community of El Macero.

A flat bicycle town with older houses, rentals and newer tracts
According to the Census Bureau's 2024 American Community Survey one-year estimates, the median home in Davis was built in 1980, older than in most nearby cities. Only about 42 percent of occupied homes are owner-occupied, so most households rent. About 45 percent of homes are detached houses, and roughly one in six sits in a building with 50 or more units. When the owner and the tenant are different people, we confirm who can approve the work before a visit.
Wikipedia describes Davis as a flat university town and a bicycling haven. A pro-bicycle majority was elected to the city council in 1966, and the US Bicycling Hall of Fame moved to Davis in 2010. Bikes, strollers and storage often end up near the garage door, and the safety sensors sit low on both sides of the opening, so a bike leaning there can make the door stop and reverse.
Wikipedia names districts that include Central, or Old North Davis, Downtown, East, North, South and West, plus the solar-oriented Village Homes development. We could not verify the homeowners association or gate status of any Davis community. Tell us the cross street and what the door does, and we book the soonest visit.

What Davis conditions do to a garage door
Wikipedia's climate table for Davis uses NOAA 1991-2020 normals from the Davis 2 WSW EXP Farm station. It puts the average daily high at 88.6 degrees in June, 93.3 in July and 92.8 in August, with an annual average high of 75.2 and 19.16 inches of precipitation, mostly from mid-November to mid-March. Long hot spells dry out rubber seals and lubricant.
On September 6, 2022, Sacramento set an all-time high of 116 degrees, and CBS Sacramento reported Davis reached 113 with more than 12,000 PG&E customers in Davis losing power. Another outlet's count was lower, and that was a news report, a third-party source. A power cut is when an opener's battery backup and the manual release matter most. A weather news site puts Central Valley tule fog season roughly from November to March, though we could not verify how often fog reaches Davis.
Before summer, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. Check that the manual release works, and keep bikes clear of the sensors.
- Test the battery backup before summer
- Know where the manual release is
- Keep bikes clear of the sensors

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Learn moreBattery backup, permits and design rules in Davis
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Davis is its own city, so its rules come from the City of Davis. The Building Division is at 23 Russell Boulevard, Suite 2, and the city's pages, as shown in search summaries, list (530) 757-5610, weekday hours of 8 a.m. to 4 p.m. and OnlinePermits@cityofdavis.org. The city site did not open for us, so confirm this at cityofdavis.org. We could not confirm whether a garage door or opener replacement needs a permit, so ask the Building Division before the work.
Historic districts and energy rules. Historic districts exist in Old North Davis and downtown, and we could not verify whether a garage door change needs review there. Davis also has a history of energy-efficient building rules, including a cool-roof requirement for new projects, and we could not verify whether any of that touches a door replacement. If your home is older, ask the city first.

Davis garage door repair: questions we hear
Is there garage door repair near me in Davis?
Yes. Emil Garage Doors repairs garage doors in Davis (ZIP 95616 and 95618) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Davis?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Davis?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Davis?
Davis homes use ZIP codes 95616 and 95618, according to Davis Wiki, a third-party source. ZIP code 95617 is for PO boxes only, and 95618 also covers El Macero, which is not part of the city. Call us with your street and we confirm we reach it. We also serve nearby Dixon, Woodland and West Sacramento.
Does a garage door replacement in Davis need a permit?
We could not confirm a garage-door-specific permit rule for Davis, because we found no city page on it. Ask the Davis Building Division at (530) 757-5610 whether your door or opener work needs a permit, and confirm that number with the city first.
Why does my Davis garage door reverse before it closes?
The safety sensors sit low on both sides of the door and stop it if the beam is blocked. A bike, a bin or a bump that knocks a sensor out of line is a common cause. Wipe the lenses and check that both lights are steady. If the door still reverses, call us.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Davis?
Yes. See gate repair and electric gate repair.
