A mix of 1950s ranches, big suburban tracts and new townhomes
According to the Census Bureau's 2020-2024 American Community Survey, Houston has about 1.07 million housing units and the median year built is 1985. About 42 percent are single-family detached houses and about 41 percent of occupied homes are owner-occupied. Roughly 44 percent of the housing was built before 1980, so many original doors, springs and openers have been through decades of Gulf Coast summers.
The same survey shows the age mix: about 127,900 homes from the 1960s and 173,300 from the 1970s, and about 34 percent built since 2000, including a lot of newer infill townhomes with narrow single-car doors. Houston has no formal zoning, so deed restrictions and homeowner associations set the exterior rules in many neighborhoods. Ask yours before you change the style or color of a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and openers on 1960s and 1970s homes
- Narrow single-car doors on newer townhomes
- Deed restrictions and association rules

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Houston weather does to a garage door
At Bush Intercontinental Airport, Wikipedia's 1991-2020 normals give a July mean daily high of 94.5 degrees, about 51.8 inches of rain a year and average humidity near 75 percent. The airport reaches 90 degrees on about 106 days a year. Damp, hot air rusts springs, cables and track hardware, and attic-hot garages wear out openers, lubricant and weatherstripping.
Hurricane Harvey in August 2017 put more than 40 inches of rain on many parts of the region in four days. Hurricane Beryl in July 2024 cut power to about 2.2 million CenterPoint customers, and the May 2024 derecho left more than a million customers without power, with a measured gust of 78 mph at Highlands. Storm wind can bend a light door and long outages mean you will use the manual release, so know where yours is. Water in a flooded garage can also harm openers, sensors and bottom seals.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for bent track sections and dented panels before you run the opener.
- Check springs and cables for rust twice a year
- Know where the manual release is before an outage
- Have the opener and sensors checked after flooding

Opener safety, permits and design rules in Houston
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Houston is its own city. Permits are run by the Houston Permitting Center, 1002 Washington Avenue, Houston, TX 77002, and its Residential Repair Permit page covers repair of existing building elements when the new materials match the old. That page does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Check with the Houston Permitting Center at houstonpermittingcenter.org before the work. Houston has no formal zoning, so deed restrictions and homeowner associations often decide what door you can install. Houston also has local historic districts, and we could not verify any garage door rules in them.
Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installing garage door or gate openers needs a private security license only if the opener connects to an alarm system or monitors or logs who comes and goes.

Houston garage door repair: questions we hear
Is there garage door repair near me in Houston?
Yes. Emil Garage Doors repairs garage doors in Houston (ZIP 77002) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Houston?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Houston?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Houston?
Houston's street ZIP codes run from 77002 through 77051, 77053 through 77096, plus 77098, 77099 and 77201. Parts of Kingwood (77339, 77345, 77346) and some Humble-mailing ZIPs are in the city too. Call us if you are not sure we reach your address, because some addresses with a Houston mailing name are in other cities.
Do you repair garage doors in Kingwood, Clear Lake City and the Heights?
Yes. Houston is large, so tell us your cross street and the ZIP code when you call and we book the soonest visit for your part of town.
Do you repair garage doors after a hurricane or a wind storm in Houston?
Yes. Strong wind can bend a light door, push it off its track or strain the opener, and flooding can damage openers, sensors and bottom seals. We inspect the door, springs, cables and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
