Single-family neighborhoods from the 1960s to today
According to the Census Bureau's 2024 five-year American Community Survey, Missouri City has about 28,600 housing units. About 88 percent are single-family detached houses and about 82 percent of occupied homes are owner-occupied. The median year built is 1993, so many original garage doors and openers are 25 to 30 years old. Wikipedia says the city has been zoned since 1981 and that multifamily complexes are rare.
Wikipedia names Fondren Park in the Harris County part of the city, built in the 1960s, and Quail Valley, from the late 1960s, as early developments. Lake Olympia and Riverstone are newer master-planned areas. Wikipedia also lists Sienna Plantation among the neighborhoods but calls it unincorporated, and ZIP 77459 carries the Sienna name, so we make no claim about which side of the city line a given Sienna street is on. Tell us your address and we will say whether we serve it.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

What Missouri City weather does to a garage door
Wikipedia has no climate table for Missouri City, so we use the nearest NOAA 1991-2020 normals we could read, from Houston Hobby Airport about 17 miles northeast. They show an August average high of 93.5 degrees, about 55.6 inches of rain a year and about 100 days a year at or above 90 degrees. Heat wears springs, cables and seals, and humid air rusts tracks and hardware.
On August 26, 2017, during Hurricane Harvey, the National Weather Service reported a tornado in Sienna Plantation that damaged as many as 50 homes, according to Patch. Community Impact reported rain flooding in homes in the Riverstone section of Missouri City. After Hurricane Beryl in July 2024, about 59 percent of Fort Bend County power customers were out on July 9, so know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, check bottom seals, struts and panels for damage before you run the opener.
- Check bottom seals and panels after storms
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Missouri City
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Missouri City is its own city, so its rules come from the City of Missouri City. The Permits and Inspections Division is at 1522 Texas Parkway, phone 281-403-8600, email MCTXpermits@missouricitytx.gov. The city's permits page says permits are required for a variety of new construction, remodeling and site work, but we could not confirm whether a garage door replacement or an opener swap needs a permit. A council agenda index shows the city adopted the 2015 International Codes; we could not confirm the current edition. Ask the city before the work at missouricitytx.gov.
State rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes. Fort Bend County is not in the Texas Department of Insurance coastal catastrophe area, so the windstorm certificate rule for that area does not apply there; we did not confirm the small Harris County part of the city.

Missouri City garage door repair: questions we hear
Is there garage door repair near me in Missouri City?
Yes. Emil Garage Doors repairs garage doors in Missouri City (ZIP 77459) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Missouri City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Missouri City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Missouri City?
Missouri City's standard ZIP codes are 77459 and 77489. Call us if you are not sure we reach your address.
Do you service garage doors in Sienna Plantation?
We serve homes in the Sienna area around Missouri City. Sources disagree on whether Sienna Plantation is inside the city limits, so for permit questions check your tax bill or ask the city. Tell us your address when you call and we will confirm the visit.
Do you repair garage doors after a storm in Missouri City?
Yes. Strong wind can bend tracks, dent panels or push a door out of its frame. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
