What Seattle weather does to a garage door
Sea-Tac's 1991-2020 normals, which Wikipedia uses for Seattle, show a July mean high of 77.4 degrees, a January mean low of 37.7, 39.34 inches of precipitation on about 156 days a year and 6.3 inches of snow. Long damp winters rust springs, cables, rollers and hinges, swell wood and fiberboard door bottoms and wear bottom seals.
Wikipedia says the 1962 Columbus Day storm had sustained winds above 100 miles per hour, and the December 2006 Hanukkah Eve windstorm left about 1.8 million customers without power. The November 19, 2024 bomb cyclone cut power to around 650,000 people across western Washington. We found no Seattle-only count. When the power fails, the red manual-release cord is how you open the door by hand.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. If your driveway is steep, watch for a door that drifts open or shut and have the balance checked.
- Wipe and lubricate rollers and hinges against rust
- Have the balance checked on steep driveways
- Know where the manual release is

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Seattle is its own city. The Seattle Department of Construction and Inspections (SDCI) is at 700 5th Ave, Suite 2000, phone 206-684-8600. The city says most projects in Seattle need a permit, that work on load-bearing supports or the building envelope needs one no matter how small, and that minor repairs costing $6,000 or less in any six-month period usually do not unless the property is in an environmentally critical area. The page does not name doors, garage doors or openers, so we could not confirm whether a garage door replacement needs a permit; ask SDCI at seattle.gov/sdci before the work. We also could not verify who issues electrical permits for opener wiring in Seattle, or any landmark, historic district or HOA rules.
State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists a $30,000 bond for general contractors and a $15,000 bond for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

Seattle garage door repair: questions we hear
Is there garage door repair near me in Seattle?
Yes. Emil Garage Doors repairs garage doors in Seattle (ZIP 98101) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Seattle?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Seattle?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Seattle?
We serve Seattle's street ZIP codes for homes, 98101 to 98109, 98112, 98115 to 98119, 98121, 98122, 98125, 98126, 98133, 98136, 98144, 98177, 98178 and 98199. Several other 981xx codes are PO boxes or belong to single organizations. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Seattle?
We could not confirm a garage-door-specific rule. SDCI's page says most projects need a permit and lists small repairs under $6,000 in six months as usually exempt outside critical areas, but it does not name garage doors, so ask SDCI at 206-684-8600 before a replacement.
Can a renter in Seattle get a garage door repaired?
Yes. More than half of Seattle's occupied homes are rented, according to Census Bureau figures. Ask your landlord or property manager first, then give us their contact and we speak to them directly about the repair and the price.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
