Shoreline homes

Postwar homes from the 1950s and 1960s, many with original doors

According to the Census Bureau's 2020-2024 American Community Survey (5-year), Shoreline has about 25,300 housing units and a median year built of 1969. About 52 percent were built before 1970 and only about 24 percent in 1990 or later; the 1950s and 1960s are the biggest decades, and about 1,100 units date from 1939 or earlier. About 63 percent of units are single-family detached houses and 66.3 percent of occupied homes are owner-occupied, so original springs, cables and openers are common.

Wikipedia says Shoreline has 14 neighborhoods and names Richmond Beach, in the northwest corner on the Puget Sound shore; Echo Lake is a lake and park inside the city, and Aurora Avenue (State Route 99) runs through it. We could not verify other neighborhood names, building materials or named HOA communities, so tell us what your door looks like when you call.

Give us your cross street and what the door does when you press the button, and we book the soonest visit. For a door that sags or drags, we check track alignment and balance first.

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

What Shoreline weather does to a garage door

We did not find a climate table for Shoreline itself. Wikipedia's Sea-Tac table for Seattle, about 12 miles south (1991-2020 normals), gives a July mean high of 77.4 degrees, a December mean low of 37.1, about 39.3 inches of precipitation and about 6 inches of snow a year; Shoreline is a bit north of that inland station, so treat these as approximate. Damp air rusts springs, cables, rollers and tracks, and near the Sound the air carries salt, which speeds corrosion on hinges and springs.

On November 19, 2024 a windstorm left around 30,000 Seattle City Light customers without power in Shoreline and Lake Forest Park, according to Shoreline Area News; gusts of 40 to 50 mph were reported, a large Douglas fir fell on a house and a tree blocked a lane of Westminster Way N. When the power fails, the red manual-release cord is how you open the door by hand.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Near the Sound, wipe the springs and hinges with a light oil to slow rust.

  • Wipe and lubricate hinges and springs against rust
  • Check track brackets after a windstorm
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Shoreline

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Shoreline is its own city. Planning & Community Development, which handles permits, is at 17500 Midvale Avenue N on the third floor, with a main line listed as (206) 801-2500 in a search result; the city's own pages were blocked to us, so confirm the number and hours at shorelinewa.gov. We could not find a Shoreline list of work that needs no building permit, so we could not confirm whether a garage door replacement needs a permit; ask the city before the work. We also could not verify local wind-load, historic or HOA rules.

State rules. Washington treats anyone who builds, alters, repairs or improves real property as an independent business as a contractor (RCW 18.27.010), and contractors must register with the Washington Department of Labor & Industries. L&I's contractor page lists a $15,000 bond for specialty contractors (the page notes increases from July 1, 2024), general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

FAQ

Shoreline garage door repair: questions we hear

Is there garage door repair near me in Shoreline?

Yes. Emil Garage Doors repairs garage doors in Shoreline (ZIP 98133) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Shoreline?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Shoreline?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Shoreline?

Shoreline's ZIP codes are 98133, 98155 and 98177. All three also carry Seattle and Lake Forest Park addresses, so call us if you are not sure we reach your address.

Do I need a permit to replace a garage door in Shoreline?

We could not confirm a garage-door-specific rule. Ask Shoreline Planning and Community Development before a replacement; the main line was listed as (206) 801-2500, so confirm it with the city.

Do you service garage doors near Richmond Beach?

Yes. Richmond Beach is in the northwest corner of the city on the Puget Sound shore. Salt air there can speed rust on springs and hinges, so we check the hardware for corrosion. Tell us your cross street when you call.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
