Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What Lynnwood weather does to a garage door
We did not find a climate table for Lynnwood itself. Wikipedia's table for Everett, about 12 miles north (1991-2020 normals), gives a July mean high of 74.9 degrees, a January mean low of 34.6 and about 35.7 inches of precipitation a year, with significant snow rare. Constant damp rusts springs, cables, rollers and tracks and wears bottom seals.
The bomb cyclone of November 19, 2024 cut power to about 135,000 Snohomish PUD customers across Snohomish County and Camano Island at its peak, and 99 percent were back by November 25, according to the Everett Herald; Lynnwood was not named in that report. When the power fails, the red manual-release cord is how you open the door by hand.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, check the track brackets before you run the opener.
- Wipe and lubricate rollers and hinges against rust
- Check track brackets after a windstorm

Opener safety, permits and design rules in Lynnwood
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Lynnwood is its own city. The Permit Center is at City Hall, 19100 44th Ave W, open Monday to Friday 8:30 am to 4 pm according to the city's permit guide, and applications go through the city's online portal; the city lists permits@lynnwoodwa.gov for permit questions. The city's Work Exempt from Permit list covers items such as fences up to 6 feet, finish work, sidewalks and driveways, and small sheds and decks. It does not name doors, garage doors or openers, so we could not confirm whether a garage door replacement needs a permit; ask the Permit Center at lynnwoodwa.gov before the work. We also could not verify local wind-load, historic or HOA rules.
State rules. Washington treats anyone who builds, alters, repairs or improves real property as an independent business as a contractor (RCW 18.27.010), and contractors must register with the Washington Department of Labor & Industries. L&I's contractor page lists a $15,000 bond for specialty contractors (the page notes increases from July 1, 2024), general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

Lynnwood garage door repair: questions we hear
Is there garage door repair near me in Lynnwood?
Yes. Emil Garage Doors repairs garage doors in Lynnwood (ZIP 98036) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lynnwood?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lynnwood?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lynnwood?
Lynnwood's street ZIP codes are 98036, 98037 and 98087. ZIP 98046 is for PO boxes only. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Lynnwood?
We could not confirm a garage-door-specific rule. The city's exempt-work list does not name garage doors, so ask the Lynnwood Permit Center before a replacement.
Can you work with my landlord or property manager in Lynnwood?
Yes. Many Lynnwood homes are rented. Ask your landlord or property manager first, then give us their contact and we speak to them directly about the repair and the price.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
