Boston areas we serve
Areas are described by their landmarks, from local sources. Call if yours is not listed.
| Part of Boston | What is there | What we often see on garage doors |
|---|---|---|
| Dorchester | One of the city's 23 recognized neighborhoods; a city report names it among the areas with the most triple-deckers | Doors on triple-deckers and two-family houses |
| East Boston | The north end of the city, around Orient Avenue; the same city report names it for triple-deckers | Ground-level doors on multi-family houses |
| Back Bay and Beacon Hill | Neighborhoods with brick and wooden row houses and their own architectural commissions | Rear garage doors that the commissions have reviewed |
Boston has 32 street ZIP codes; the residential neighborhoods we serve include 02124, 02122, 02121, 02128, 02129, 02127, 02130, 02131, 02132, 02135 and 02136.

Triple-deckers, row houses and apartment buildings in a city of 23 neighborhoods
According to the Census Bureau's 2020-2024 American Community Survey, Boston has about 310,600 housing units and the median home was built in 1947. About 12 percent are detached single-family houses, about 12 percent are two-family houses, about 24 percent are three- or four-unit buildings and about 46 percent are in buildings of five or more units. About 36 percent of households own their home and 64 percent rent, so many garage doors belong to a building with several owners or a landlord.
The city's Office of Neighborhood Services recognizes 23 neighborhoods, from East Boston and Charlestown in the north to West Roxbury and Hyde Park in the south. A City of Boston report names East Boston, Roxbury and Dorchester among the areas with the most triple-deckers, and Boston Preservation estimates about 15,000 were built in Boston and nearby cities between 1880 and 1930. Back Bay and Beacon Hill have their own architectural commissions, so ask before changing a door there.
Tell us the neighborhood, whether you own, rent or manage the building, and what the door does, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Boston weather does to a garage door
Boston Logan International Airport, which sits inside the city in East Boston, shows a January mean low near 23 degrees, a July mean high near 82, about 44 inches of precipitation and about 49 inches of snow a season, with a record low of minus 18. Cold stiffens springs and cables and hardens the bottom seal.
On January 4, 2018, the tide gauge at Boston Harbor set a record of 15.16 feet, beating the 15.1 feet of the Blizzard of 1978, and coastal flooding followed. Salt from the harbor air and from winter roads rusts tracks, hinges and bottom brackets, and water in a basement-level garage can ruin an opener motor.
After a snowfall, clear the ice from the bottom of the door before you run the opener, and rinse road salt from the tracks. Test the safety reverse each season.
- Clear ice from the bottom seal
- Rinse road salt off tracks and rollers

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Boston's Inspectional Services Department is at 1010 Massachusetts Avenue, 5th Floor, phone 617-635-5300, and permits are applied for online. The city says to get the right permits before starting any work, and its Short-Form Permit covers minor alterations that do not change a building's structure or use, for $20 plus $10 per $1,000 of estimated cost. Homeowners may apply only for owner-occupied one- or two-family work they will do themselves, and a contractor must apply in its own name. The pages we could read do not mention doors or garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call the department or see boston.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units. It bars contractors from working without a registration certificate and from advertising home improvement work without the registration number. The state building code exempts ordinary repairs and some minor work from a permit application, but its list does not name door replacement. Back Bay and Beacon Hill have architectural commissions. Back Bay agendas list a rear garage door replacement as an administrative review item, and in June 2026 the Beacon Hill commission denied a new garage door opening in a Chestnut Street townhouse. We could not confirm a general rule, so ask the commission before changing a door in either district.

Boston garage door repair: questions we hear
Is there garage door repair near me in Boston?
Yes. Emil Garage Doors repairs garage doors in Boston (ZIP 02124) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Boston?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Boston?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Boston?
Boston has many ZIP codes. We serve the residential neighborhoods, including 02124, 02122, 02121, 02128, 02129, 02127, 02130, 02131, 02132, 02135 and 02136. Call us if you are not sure we reach your address.
Does Boston require a permit to replace a garage door?
The Inspectional Services pages we could read do not mention garage doors, so we cannot say for certain. Call the department at 617-635-5300 before a replacement, and tell us when you call so we can plan the visit.
Do you repair garage doors in Back Bay and Beacon Hill?
We can repair and service doors there. The Back Bay and Beacon Hill architectural commissions review exterior changes, and the Beacon Hill commission denied a new garage door opening in June 2026, so ask the commission before a replacement or a new opening.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
