According to the Census Bureau's 2020-2024 American Community Survey (5-year), Mountlake Terrace has about 10,200 housing units and a median year built of 1973. About 46 percent were built before 1970 and only about 22 percent in 1990 or later; the 1960s and 1950s are the biggest decades. About 51 percent of units are single-family detached houses, about 38 percent are in buildings of five or more units, and 56.9 percent of occupied homes are owner-occupied. What Mountlake Terrace weather does to a garage door

We did not find a climate table for Mountlake Terrace itself. Wikipedia's table for Everett, about 14 miles north (1991-2020 normals), gives a July mean high of 74.9 degrees, a December mean low of 34.3 and about 35.7 inches of precipitation a year, with significant snow rare. Damp air rusts springs, cables, rollers and tracks and swells wood and fiberboard door bottoms.

The bomb cyclone of November 19, 2024 cut power to about 135,000 Snohomish PUD customers across Snohomish County and Camano Island at its peak, and 99 percent were back by November 25, according to the Everett Herald; Mountlake Terrace was not named in that report. A long outage makes the red manual-release cord matter.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, look at the track brackets and the top panel before you run the opener.

  • Wipe and lubricate rollers and hinges against rust
  • Check the bottom seal after a wet season
  • Know where the manual release is

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Rules to know

Opener safety, permits and design rules in Mountlake Terrace

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Mountlake Terrace is its own city. City Hall is at 23204 58th Ave W, phone 425-776-1161, and permits are handled through the city's eTRAKiT portal at cityofmlt.com; the city lists permitspecialist@mltwa.gov for permit questions. The Permits page describes a minor residential remodel permit for kitchens and baths and sends questions about decks, roofs and garages to the FAQ or a permit specialist. It does not mention garage doors, so we could not confirm whether a garage door replacement needs a permit; ask the city before the work. We also could not verify local wind-load, historic or HOA rules.

State rules. Washington treats anyone who builds, alters, repairs or improves real property as an independent business as a contractor (RCW 18.27.010), and contractors must register with the Washington Department of Labor & Industries. L&I's contractor page lists a $15,000 bond for specialty contractors (the page notes increases from July 1, 2024), general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

FAQ

Mountlake Terrace garage door repair: questions we hear

Is there garage door repair near me in Mountlake Terrace?

Yes. Emil Garage Doors repairs garage doors in Mountlake Terrace (ZIP 98043) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Mountlake Terrace?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Mountlake Terrace?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Mountlake Terrace?

Mountlake Terrace has one ZIP code, 98043. Call us if you are not sure we reach your address.

Do I need a permit to replace a garage door in Mountlake Terrace?

We could not confirm a garage-door-specific rule. The city's permit pages do not mention garage doors, so call City Hall at 425-776-1161 or email a permit specialist before a replacement.

Do you service homes near Lake Ballinger?

Yes. Lake Ballinger is on the west side of the city. Tell us your cross street when you call and we book the soonest visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
