According to the Census Bureau's 2020-2024 American Community Survey (5-year), Mill Creek has about 9,220 housing units and a median year built of 1995. About 62 percent were built in 1990 or later, with 2,138 units from the 1980s and 2,193 from the 1990s, and only about 3 percent date from before 1970. Only about 51 percent are detached single-family homes, about 38 percent are in buildings of five or more units, 59.0 percent of occupied homes are owner-occupied, and the median value of an owner-occupied home is $903,800.
Wikipedia says developers planned a community called Olympus, sold it in 1973 to Tokyu Land Development and renamed it Mill Creek; the master plan went to the county council in January 1974, a homeowners association formed that December, and the original plat east of State Route 527 has 21 neighborhood subdivisions named for trees. We could not verify how that association reviews door changes, so if you live in the original community, check with it before you choose a new door style or color.

What Mill Creek weather does to a garage door
We did not find a climate table for Mill Creek itself. Wikipedia's table for Everett, a few miles north (1991-2020 normals), gives a July mean high of 74.9 degrees, a December mean low of 34.3 and about 35.7 inches of precipitation a year, with snow rare. Wikipedia places the city center between protected wetlands along North Creek and Penny Creek, so damp air is the rule: rusted springs, cables and tracks and swollen door bottoms.
On November 19, 2024 a bomb cyclone cut power to about 135,000 Snohomish PUD customers at its peak, and 99 percent were back by November 25; on November 30, 2022 snow and wind knocked out power for thousands across the county. When the power fails, the red manual-release cord is how you open the door by hand.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, clear debris from the tracks and sensor lenses before you run the opener.
- Wipe and lubricate hinges and rollers against rust
- Clear debris from tracks and sensor lenses
- Know where the manual release is

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Mill Creek is its own city. The Permit Counter is at City Hall North, 15720 Main Street, Suite 110, phone (425) 551-7254, open weekdays 8 am to 5 pm with a lunch closure from noon to 1 pm. The city's "Do I Need a Permit?" flyer says no system may be repaired, replaced or altered without a permit under the 2021 codes, lists "exterior doors, windows and skylights that require a new opening" as needing one, and sends electrical permits to Washington L&I. It does not name a same-size garage door replacement, so we could not confirm that rule; call the Permit Counter before the work. We also could not verify local wind-load or historic rules.
State rules. Washington treats anyone who builds, alters, repairs or improves real property as an independent business as a contractor (RCW 18.27.010), and contractors must register with the Washington Department of Labor & Industries. L&I's contractor page lists a $15,000 bond for specialty contractors (the page notes increases from July 1, 2024), general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

Mill Creek garage door repair: questions we hear
Is there garage door repair near me in Mill Creek?
Yes. Emil Garage Doors repairs garage doors in Mill Creek (ZIP 98012) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Mill Creek?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Mill Creek?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Mill Creek, Washington?
Mill Creek's street ZIP code is 98012. It also reaches Bothell and the unincorporated area around the city, so call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Mill Creek?
We could not confirm a garage-door-specific rule. The city's flyer requires a permit for new door openings and sends electrical permits to Washington L&I, so call the Permit Counter at (425) 551-7254 before a replacement.
I live in the original Mill Creek community. Do I need association approval for a new door?
We could not confirm how the community's homeowners association reviews door changes. A homeowners association formed in 1974, so ask yours before you choose a new door style or color.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
