What Bothell weather does to a garage door
We did not find a climate table for Bothell itself. Wikipedia's table for Kirkland, about 6 miles south (weather.com figures, no named station), gives a July mean high of 77 degrees, a December mean low of 34, about 36.3 inches of precipitation a year and about 8 inches of snow. The Sammamish River and the restored North Creek wetlands keep the air damp, which rusts springs, cables, rollers and tracks and wears bottom seals.
The bomb cyclone of November 19, 2024 left around 650,000 people without power across western Washington, and the Eastside of King County was the most heavily affected area, according to Wikipedia; Snohomish PUD reported over 135,000 customers out in Snohomish County. Bothell was not named. When the power fails, the red manual-release cord is how you open the door by hand.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, check the track brackets before you run the opener.

Newer homes from the 1980s to the 2010s, in two counties
According to the Census Bureau's 2020-2024 American Community Survey (5-year), Bothell has about 20,500 housing units and a median year built of 1992. About 54 percent were built in 1990 or later and only about 14 percent before 1970; the 1980s, 2010s, 2000s and 1990s are all large decades. About 54 percent of units are single-family detached houses, about 29 percent are in buildings of five or more units, about 6 percent are mobile homes, and 65.5 percent of occupied homes are owner-occupied.
Wikipedia notes that Bothell sits mostly in King County with the rest in Snohomish County, and lists 17 neighborhoods including Downtown Bothell, Canyon Park (annexed in 1992), North Creek, Queensborough, Maywood, Waynita and Norway Hill, Thrasher's Corner and Westhill. We could not verify building materials or named HOA communities, so tell us what your door and siding look like when you call.

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What your garage door is telling you in Bothell
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Bothell
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Bothell is its own city. The Permit Center is on the main floor of City Hall, 18415 101st Ave NE, phone 425-806-6400, permits@bothellwa.gov, with walk-in hours Monday to Thursday 8 am to noon and 1 pm to 4 pm and Friday 8 am to noon according to the city's page; applications are submitted online through MyBuildingPermit.com. The city page does not mention doors or garage doors and sends building questions to buildingservices@bothellwa.gov. The regional MyBuildingPermit.com tip sheet (June 11, 2026) lists in-kind window and door replacement as not needing a building permit in Bothell when structural members are not altered and the energy-code, glazing and egress requirements are met, but it does not name garage doors, so we could not confirm whether a garage door replacement needs a permit; ask the Permit Center before the work. We also could not verify local wind-load, historic or HOA rules.
State rules. Washington treats anyone who builds, alters, repairs or improves real property as an independent business as a contractor (RCW 18.27.010), and contractors must register with the Washington Department of Labor & Industries. L&I's contractor page lists a $15,000 bond for specialty contractors (the page notes increases from July 1, 2024), general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

Bothell garage door repair: questions we hear
Is there garage door repair near me in Bothell?
Yes. Emil Garage Doors repairs garage doors in Bothell (ZIP 98011) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Bothell?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Bothell?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Bothell?
Bothell's street ZIP codes include 98011, 98012 and 98021, and those ZIPs reach beyond the city limits. ZIPs 98041 and 98082 are PO boxes only. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Bothell?
We could not confirm a garage-door-specific rule. The regional permit sheet lists in-kind door replacement as exempt without naming garage doors, so ask the Bothell Permit Center at 425-806-6400 before a replacement.
Do you work on both the King County and Snohomish County sides of Bothell?
Yes. Bothell sits in both counties, and we serve both sides. Tell us your cross street when you call and we book the soonest visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
