Short answer

A new steel garage door runs from $1,100 for a single door to $3,600 for an insulated two-car door, and from $2,200 to $9,000 and up for carriage house, wood, modern and glass styles. Insulation, windows, color and size move the total. The final price is confirmed after we measure and see the opening.

Add-ons and special orders

Some choices sit on top of the base door. An insulated glass upgrade adds $400 to $1,200, depending on door size and glass type. A custom color, such as powder coat, anodized or stain, adds $300 to $1,200. A custom size or special order adds 20% to 40%, and the lead time is 4 to 8 weeks.

Ask which of these the quote already includes, so two quotes can be compared line by line.

Insulation: what the numbers mean

Clopay lists polystyrene insulation at R-6 to R-10 and polyurethane at R-12 to R-18. For northern regions it suggests a minimum of R-10 to R-13, and R-15 or higher for extreme climates. Higher numbers cost more, and the benefit is largest when the garage is attached to the house, because heat loss can pull cold air into living space.

Clopay also says seals matter as much as the panels: heavy-duty weatherstripping and a flexible bottom seal block drafts, snow and moisture, and a premium door underperforms without them. For colder parts of the state, see eastern Washington cold and dust.

What moves the total

The door itself

Material and style decide most of the price. A plain steel door sits at the low end of the table, while carriage house, wood and full-view glass doors sit above it.

The opening and the hardware

A larger or non-standard opening costs more. Springs, tracks, hardware and the opener are quoted separately from the door, so ask that each line is listed.

How to compare quotes

  1. Check registration

Washington Labor & Industries says to verify each contractor's registration with its online tool.

  2. Get written bids

L&I advises interviewing several registered contractors and getting bids in writing, then comparing scope, warranties, references, completion dates and price.

  3. Read the contract

It should show the full price with sales tax, payment terms, the completion date, a detailed description of the work and a list of materials.

  4. Pay in phases

L&I advises a reasonable down payment, then paying for completed phases, and holding the last payment until you are satisfied.

Permits and HOA rules

Rules for replacing a garage door vary by city and by homeowners association. Check your city building department and your HOA documents before you order, especially for a change of style, color or window pattern. Door style affects curb appeal as well as price. See new garage doors for the styles we install.
