A hillside city of homes from the early 2000s above the Columbia
According to the Census Bureau's 2024 five-year American Community Survey, Camas has about 9,540 housing units. About 82 percent are single-family detached houses and about 78 percent of occupied homes are owner-occupied. The median year built is 2001, so many original doors and openers are now in the range where springs and logic boards fail.
Wikipedia calls Prune Hill a prominent feature, an extinct volcanic vent in the Boring Lava Field, and names Lacamas Lake, Lacamas Creek, Round Lake, Fallen Leaf Lake and the Washougal River. The city was incorporated on June 18, 1906 and grew up around a paper mill that was established in 1883.
Tell us your street or the nearest park and whether the door is a single, a double or a three-car set, and we book the soonest visit. We weigh and balance each door before choosing new springs.

- Heavy doors on larger hillside garages
- Older doors on the blocks near downtown

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Camas weather does to a garage door
We could not find a Camas weather-station table. Vancouver, about 15 miles west, averages about 37 inches of precipitation a year, a January mean high near 47 degrees and a July mean high near 81, according to Wikipedia's 1991-2020 table. Months of damp rust springs, cables, hinges and track screws.
Clark Public Utilities reported about 24,000 customers without power on February 13, 2021, and more outages followed from freezing rain on February 14 and 15; the county declared an emergency, and county plow crews got stuck in the Washougal area, according to The Columbian and Clark County. Know where your manual release is and how to lift the door by hand when the power is out.
Twice a year, wipe the tracks, spray the rollers and hinges with a garage door lubricant and test the safety reverse. If a spring or cable shows rust or fraying, call us before it lets go.

Opener safety, permits and design rules in Camas
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Camas is its own city, so its rules come from the City of Camas. The Building Division is at 616 NE 4th Avenue, phone 360-817-1568, cityofcamas.us. The city's page on doors and windows says a permit is required for a new opening or a change in size, while a like-for-like replacement needs no plans and a permit is generally issued the same day. The page does not mention garage doors, so we could not confirm a garage-door-specific rule. Ask the city before a replacement.
State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists bond minimums of $30,000 for general contractors and $15,000 for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

Camas garage door repair: questions we hear
Is there garage door repair near me in Camas?
Yes. Emil Garage Doors repairs garage doors in Camas (ZIP 98607) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Camas?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Camas?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Camas?
Camas uses ZIP code 98607. It may also cover addresses outside the city limits, so call us if you are not sure we reach your address.
Does a Camas garage door replacement need a permit?
The City of Camas says a door or window replacement needs a permit if there is a new opening or a change in size, and that a like-for-like replacement needs no plans. The page does not name garage doors, so ask the Building Division at 360-817-1568 before the work.
Do you serve Prune Hill and Grass Valley?
Yes. We serve downtown, Prune Hill, the Lacamas Lake area, Grass Valley and the east side along SE 15th Street. Tell us your street when you call and we book the soonest visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
