Washougal homes

A river mill town that grew into a commuter city

According to the Census Bureau's American Community Survey (2024, five-year estimates), Washougal has about 6,300 housing units. About 70 percent are single-family detached houses and about 71 percent of occupied homes are owner-occupied. The median year built is 1999, so many original doors and openers are now more than 25 years old.

The townsite was platted in 1880 on the Columbia River and the city incorporated in 1908. A textile mill opened in 1910 and Pendleton Woolen Mills bought it in 1912, according to Wikipedia. Later the city became a bedroom community for people who work in Vancouver and Portland, which is why a stuck door on a workday morning is a real problem here.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs and openers on late-1990s homes
  • Doors that shift as the wood framing swells and dries
  • Wide doors on larger family homes

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

What Washougal weather does to a garage door

Wikipedia's climate table for Washougal lists about 84 inches of precipitation a year on roughly 180 days, with December the wettest month at 13 inches. January highs average 45 degrees and July highs about 79. All that damp rusts springs, cables, hinges and roller stems, and it swells wooden panels and bottom seals.

Washougal sits at the west end of the Columbia River Gorge, and news reports describe east wind events that knocked down trees and cut power in Clark County, including Washougal, in November 2022. Gusts can push on a light door and bend a track, and an outage means the opener will not lift the door until you use the manual release.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and look for rust on the springs and cable ends. In the wet months, check that the bottom seal still meets the floor.

Rules to know

Opener safety, permits and design rules in Washougal

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Washougal is its own city, so its rules come from the City of Washougal. The Community Development Department includes the Building and Planning Divisions, and City Hall is at 1701 C Street, phone 360-835-8501. The city's building page does not say when a permit is needed and does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the city before the work at cityofwashougal.us.

Washington rules. Washington requires construction contractors to register with the Department of Labor and Industries (RCW 18.27), and the department's Verify a Contractor lookup shows a business's registration, bond and insurance. State law (RCW 19.28.041) also requires an electrical contractor license to install or maintain electrical wiring or equipment, so ask the state about wiring before an opener is hardwired.

FAQ

Washougal garage door repair: questions we hear

Is there garage door repair near me in Washougal?

Yes. Emil Garage Doors repairs garage doors in Washougal (ZIP 98671) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Washougal?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Washougal?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Washougal?

Washougal has one ZIP code, 98671, and it also covers some land outside the city limits. Call us if you are not sure we reach your address.

Do you also serve homes near Camas?

Yes. Camas borders Washougal on the west, and the Washougal River runs between the two. Tell us your street and we book the soonest visit on either side.

What does east wind do to a garage door in Washougal?

Strong wind can push a light door out of its track, bend the track and strain the opener. If your door shakes, scrapes or has come off the track, stop using the opener and call us.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
