A city of ranches and subdivisions from the late 1980s

According to the Census Bureau's 2024 five-year American Community Survey, Vancouver has about 85,400 housing units. About 51 percent are single-family detached houses and about 51 percent of occupied homes are owner-occupied, the rest being apartments, townhomes and other multifamily buildings. The median year built is 1988, so many original doors and openers are more than 35 years old.

Wikipedia says the city is divided into East and West by NE Andresen Road and lists the 1940s wartime neighborhoods of Fruit Valley, Fourth Plain Village, Bagley Downs, Ogden Meadows, Burton Homes and McLoughlin Heights, as well as the Sifton neighborhood. Fort Vancouver was established in 1824 and the city was incorporated on January 23, 1857.

We serve Vancouver, Washington, not Vancouver, British Columbia. Tell us your street or nearest landmark and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Vancouver weather does to a garage door

Wikipedia's Vancouver climate table for 1991-2020 shows about 37 inches of precipitation a year, a January mean high near 47 degrees and mean low near 34, a July mean high near 81 and about 2.8 inches of snow a year; the table gives an all-time low of minus 10 and an all-time high of 115 degrees. Months of damp rust springs, cables, hinges and track screws.

Clark Public Utilities reported about 24,000 customers without power on February 13, 2021, with more outages from freezing rain on February 14 and 15, according to The Columbian. Wikipedia also records a January 10, 2008 tornado that crossed the area from Vancouver Lake to Hazel Dell. After a storm, or when the power is out, know where your manual release is and how to lift the door by hand.

Twice a year, wipe the tracks, spray the rollers and hinges with a garage door lubricant and test the safety reverse. If a spring or cable shows rust or fraying, call us before it lets go.

  • Lubricate hinges and rollers twice a year
  • Look for rust on springs and cables
  • Know where the manual release is

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Rules to know

Opener safety, permits and design rules in Vancouver

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Vancouver is its own city, so its rules come from the City of Vancouver. The Permit Center is in City Hall at 415 W 6th Street, Permit Specialists 360-487-7833, cityofvancouver.us; in-person service is Monday, Wednesday and Friday 9 am to 4 pm, with virtual appointments Tuesday and Thursday. The permit pages we read do not say when a permit is needed for a door, so we could not confirm a garage-door-specific rule. Ask the city before a replacement. Fort Vancouver National Historic Site and Officers Row are in the city; if your home is next to them, ask the city first.

State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists bond minimums of $30,000 for general contractors and $15,000 for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

FAQ

Vancouver garage door repair: questions we hear

Is there garage door repair near me in Vancouver?

Yes. Emil Garage Doors repairs garage doors in Vancouver (ZIP 98660) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Vancouver?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Vancouver?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Vancouver, Washington?

Vancouver's street ZIP codes are 98660, 98661, 98662, 98663, 98664, 98665, 98682, 98683, 98684, 98685 and 98686, according to zip-codes.com; 98666, 98668 and 98687 are PO boxes only. Several also cover places outside the city limits, so call us if you are not sure we reach your address.

Do you serve Vancouver, Washington or Vancouver, British Columbia?

We serve Vancouver, Washington, in Clark County, across the Columbia River from Portland, Oregon. We do not serve Vancouver, British Columbia.

Do you reach east Vancouver and the Fruit Valley area?

Yes. We serve downtown, Fruit Valley and the west side, the Mill Plain corridor and east Vancouver. Tell us your street when you call and we book the soonest visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
