What Longview weather does to a garage door

Wikipedia's Longview table, which uses NOAA 1991-2020 normals, shows a July mean high of 79.3 degrees, a January mean high of 47.7 and low of 35.1, and 48.12 inches of precipitation a year. The page says Longview gets one or two snowfalls a year, typically under 6 inches, and that winter Pineapple Express storms can drop 3 to 6 inches of rain over several days. Constant damp rusts springs, cables, rollers and hinges and wears bottom seals.

The same article says summer evening marine winds often gust 30 to 40 miles per hour and that windstorm gusts have reached 90 to 100 miles per hour, which loads wide doors and their track brackets. A local radio report from October 2025 described an outage that cut power to nearly 4,000 customers in Longview, Kelso, Kalama and Castle Rock. When the power fails, the red manual-release cord is how you open the door by hand.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, check the track brackets and the bottom seal before you run the opener.

  • Wipe and lubricate rollers and hinges against rust
  • Check track brackets after a windstorm

A planned city with houses mostly from the 1960s on

According to city-data.com, whose figures rest on American Community Survey estimates, Longview has about 17,200 housing units and a median year built of 1966 for houses and condos. About 60 percent are detached houses, about 25 percent are in buildings of five or more units, about 4 percent are mobile homes, and about 55 percent of occupied homes are owner-occupied. The 2020 census counted 16,478 units. Many original doors and openers are now 40 years old or more.

Wikipedia says Robert A. Long and the Long-Bell Lumber Company began Longview in 1918, that George Kessler of St. Louis designed it, and that it was incorporated on February 14, 1924. It lists the Longview Civic Center Historic District on the National Register of Historic Places and says suburban developments created neighborhoods in the western valley in the 1960s. We could not verify neighborhood names, building materials or named HOA communities, so tell us what your door and siding look like when you call.

Give us your address, the number of doors and what yours does when you press the button, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Rules to know

Opener safety, permits and design rules in Longview

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Longview is its own city. The Building Division is at City Hall, 1525 Broadway St, phone 360-442-5086, email permits@ci.longview.wa.us, open Monday to Thursday 7 am to 6 pm and closed Fridays; its inspection request line is 360-442-5090. The city says a building permit is required for new construction and for alterations, additions, improvements and repairs to existing buildings, and that permits go to the homeowner, the homeowner's agent, or a contractor holding a current City of Longview business license. The page lists no exemptions and does not mention doors or garage doors, so we could not confirm a garage-door-specific rule; ask the Building Division at mylongview.com before a replacement. We could not verify who issues electrical permits for opener wiring, or any local wind-load or HOA rules.

State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists a $30,000 bond for general contractors and a $15,000 bond for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire.

FAQ

Longview garage door repair: questions we hear

Is there garage door repair near me in Longview?

Yes. Emil Garage Doors repairs garage doors in Longview (ZIP 98632) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Longview?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Longview?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Longview?

Longview has one ZIP code, 98632. Call us if you are not sure we reach your address, including addresses just outside the city such as Longview Heights.

Do I need a permit to replace a garage door in Longview?

We could not confirm a garage-door-specific rule. The city says a building permit is required for alterations, improvements and repairs to existing buildings but does not name garage doors, so ask the Building Division at 360-442-5086 before a replacement.

Can wind damage a garage door in Longview?

Yes. Wikipedia says windstorm gusts in Longview have reached 90 to 100 miles per hour. Strong wind can bend track, loosen brackets and push on wide doors, so if the door binds or rattles after a storm, stop using the opener and call us.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
