Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
★★★★★
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Bellevue weather does to a garage door

Wikipedia's Bellevue climate table, which cites the Boeing Field station, gives a July mean high of 77 degrees and January and December mean lows of 32 and 34, and the article's annual precipitation runs from about 32 to 36 inches depending on the figure. The nearest official table, Sea-Tac's 1991-2020 normals, shows 39.34 inches a year and 6.3 inches of snow. Constant damp rusts springs, cables, rollers and hinges and wears bottom seals.

A windstorm early on January 6, 2019 knocked trees onto power lines across Bellevue, and the city reported more than 300 residents still without power that Monday, with NE 8th Street and Northup Way closed for line clearing. The November 19, 2024 bomb cyclone cut power to more than 400,000 Puget Sound Energy customers across the region, according to the Kent Reporter. When the power fails, the red manual-release cord is how you open the door by hand.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, check the track brackets before you run the opener.

  • Wipe and lubricate rollers and hinges against rust
  • Check track brackets after a windstorm
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Bellevue

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Bellevue is its own city. The Development Services Permit Center is at City Hall, 450 110th Ave NE, phone 425-452-4898 (permits@bellevuewa.gov); the city lists in-person Permit Center hours Monday to Thursday 10 am to 3 pm and general business hours Monday to Friday 8 am to 4 pm. The city's permit page says replacing a window, door or skylight with one of the same size in the same location does not need a permit, and that installing or relocating an exterior door does. It does not name garage doors, so we could not confirm a garage-door-specific rule; ask the Permit Center at bellevuewa.gov before the work. We also could not verify local wind-load, historic or HOA rules.

State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists a $30,000 bond for general contractors and a $15,000 bond for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

FAQ

Bellevue garage door repair: questions we hear

Is there garage door repair near me in Bellevue?

Yes. Emil Garage Doors repairs garage doors in Bellevue (ZIP 98004) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Bellevue?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Bellevue?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Bellevue?

Bellevue's street ZIP codes are 98004, 98005, 98006, 98007 and 98008; 98009 and 98015 are PO boxes only. ZIP 98004 also carries Clyde Hill, Hunts Point, Yarrow Point and Beaux Arts Village addresses, so call us if you are not sure we reach yours.

Do I need a permit to replace a garage door in Bellevue?

We could not confirm a garage-door-specific rule. The city says a same-size, same-location door replacement does not need a permit but does not name garage doors, so ask the Bellevue Permit Center at 425-452-4898 before a replacement.

Do you service garage doors in Crossroads, Factoria and Lake Hills?

Yes. Tell us your cross street when you call and what the door does, and we book the soonest visit. Many of these neighborhoods have homes from the 1960s to the 1980s, where the original springs, cables and openers may be worn.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
