Newer homes, townhomes and apartments, with renters in the majority
According to the Census Bureau's 2020-2024 American Community Survey (5-year), Redmond has about 38,200 housing units and a median year built of 1997. About 60 percent were built in 1990 or later and only about 8 percent before 1970; the 2010s are the biggest decade. Only about 34 percent of units are single-family detached houses, about 53 percent are in buildings of five or more units, and just 40.2 percent of occupied homes are owner-occupied, so renters are the majority.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review
Emil Garage Doors are my GO TO business for all things related to garage door repair, replacement and door openers! Talk about the gold standard for superb professional courteous responsive customer service - these guys are always on time, their rates are very reasonable and IMO lowest in town, and their work is always quality - from spring replacements to extra FOB programming & delivery! The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

What Redmond weather does to a garage door
Wikipedia's climate table for Redmond (weather.com figures for ZIP 98052, no named station) gives a July mean high of 78 degrees, a December mean low of 31, about 36 inches of precipitation a year and about 10 inches of snow, and records 111 degrees on June 28, 2021. Damp winters rust springs, cables, rollers and tracks and wear bottom seals; heat spells like June 2021 are hard on seals and opener electronics.
The bomb cyclone of November 19, 2024 left around 650,000 people without power across western Washington, and the Eastside of King County was the most heavily affected part of the Puget Sound region, according to Wikipedia; Redmond was not named. When the power fails, the red manual-release cord is how you open the door by hand.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, check the track brackets before you run the opener.
- Wipe and lubricate rollers and hinges against rust
- Check the bottom seal after a wet season

Opener safety, permits and design rules in Redmond
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Redmond is its own city. The building permit technician is at 15670 NE 85th Street, phone 425-556-2473, open Monday, Tuesday, Thursday and Friday 8 am to 5 pm and Wednesday 10:30 am to 5 pm according to the city's page. The city says projects not on its exemption list require a building permit. Its exempt list and its Work Exempt from Permit handout (2021 codes, published March 2024) name replacing exterior windows in existing openings and interior doors in existing frames, and the page lists garage and carport construction and garage conversions as needing permits. Neither names garage doors or openers, so we could not confirm whether a garage door replacement needs a permit; ask the city at redmond.gov before the work. We also could not verify local wind-load, historic or HOA rules.
State rules. Washington treats anyone who builds, alters, repairs or improves real property as an independent business as a contractor (RCW 18.27.010), and contractors must register with the Washington Department of Labor & Industries. L&I's contractor page lists a $15,000 bond for specialty contractors (the page notes increases from July 1, 2024), general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

Redmond garage door repair: questions we hear
Is there garage door repair near me in Redmond?
Yes. Emil Garage Doors repairs garage doors in Redmond (ZIP 98052) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Redmond?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Redmond?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Redmond?
Redmond's street ZIP codes are 98052 and 98053. ZIP 98073 is for PO boxes only, and some Redmond addresses use 98033 or 98074, which reach into Kirkland and Sammamish. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Redmond?
We could not confirm a garage-door-specific rule. The city's exempt-work list names windows and interior doors but not garage doors, so call the building permit technician at 425-556-2473 before a replacement.
Can you work with my landlord or property manager in Redmond?
Yes. Most Redmond homes are rented. Ask your landlord or property manager first, then give us their contact and we speak to them directly about the repair and the price.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
