Suburban houses from the 1980s to the 2000s, and many apartments
According to the Census Bureau's 2020-2024 American Community Survey, Stafford has about 7,100 housing units and a median year built of 1993. Only about 21 percent were built before 1980, and the largest groups are about 1,690 homes from the 1990s and 1,590 from the 1980s. About 44 percent are single-family detached houses and about 39 percent of occupied homes are owner-occupied.
Nearly half of the units are in buildings of five or more units, so Stafford has many apartment and townhome residents alongside its houses. Original openers and springs on houses from the 1980s and 1990s are now at or past the age when springs usually give out. Stafford is also a bedroom community with a large daytime workforce, per Wikipedia, so many people call from work after a door fails in the morning.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Stafford weather does to a garage door
Wikipedia gives Stafford a humid subtropical climate with hot, humid summers and mild to cool winters. No Stafford station figures were found, so the regional numbers come from Bush Intercontinental Airport: a July mean daily high of 94.5 degrees, about 51.8 inches of rain a year and average humidity near 75 percent. Damp, hot air rusts springs, cables and track hardware and wears out openers and weatherstripping.
Hurricane Harvey in August 2017 put more than 40 inches of rain on many parts of the Houston area, Hurricane Beryl in July 2024 cut power to about 2.2 million CenterPoint customers, and the May 2024 derecho left more than a million customers without power. We did not find Stafford-specific storm counts. In any outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for bent track sections and dented panels before you run the opener.
- Check springs and cables for rust twice a year
- Know the manual release before an outage
- Test the safety reverse every six months

Opener safety, permits and design rules in Stafford
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Stafford is its own city. Development Services is at 2610 S. Main Street, phone 281-261-3900, and building permits and inspections go through the MGO Connect portal. The city's Licenses and Permits page lists building permits and contractor registration, but neither it nor the building permit page mentions garage doors or openers. We could not confirm whether a garage door replacement needs a permit or whether door installers must register, so ask the city before the work at staffordtx.gov.
Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installing garage door or gate openers needs a private security license only if the opener connects to an alarm system or monitors or logs who comes and goes.

Stafford garage door repair: questions we hear
Is there garage door repair near me in Stafford?
Yes. Emil Garage Doors repairs garage doors in Stafford (ZIP 77477) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Stafford?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Stafford?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Stafford?
Stafford's street ZIP code is 77477. ZIP 77497 is for PO boxes only. Some addresses with a Stafford mailing name sit outside the city limits; call us if you are not sure we reach your address.
Do you repair garage doors for townhomes and apartments in Stafford?
Yes. Tell us whether the door is yours alone or shared with a building, and who approves repairs, and we plan the visit around that.
What does humid Gulf Coast weather do to a garage door in Stafford?
Damp, hot air rusts springs, cables and track hardware over the years and wears out openers. If a door gets noisy, jerky or slow, have the springs and cables checked before one breaks.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
