South Houston homes

A small city of 1950s and 1960s houses

According to the Census Bureau's 2024 five-year American Community Survey, South Houston has about 5,500 housing units. About 69 percent are single-family detached houses and about 55 percent of occupied homes are owner-occupied. The median year built is 1969 and the 1960s are the largest decade. About 53 percent of homes were built before 1970, so original or decades-old doors, tracks and openers are common.

The city is only about 3 square miles and is surrounded by Houston and Pasadena, so a street can change cities in a block. Spencer Highway runs through it, and City Hall, the police and fire stations, the library on Avenue A and the Municipal Court are all in the city. Older 1960s doors are often single-layer steel or wood, so weatherstripping and bottom seals matter. We could not find master-planned or association-run communities here.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs, tracks and openers on 1960s homes
  • Worn weatherstripping and bottom seals on older doors
  • Single-car doors on smaller older houses

What Houston-area weather does to a garage door

South Houston has no climate table of its own, so we use William P. Hobby Airport, about 3 miles to the west-northwest. Wikipedia's 1981-2010 normals give a July mean high near 92 degrees with lows near 75 and about 55 inches of rain a year. Hot, humid summers wear openers, dry out lubricant and speed rust on springs and cables.

A National Hurricane Center list from Hurricane Harvey shows 44.91 inches at a gauge about 4 miles south-southwest of South Houston in August 2017, according to Fox 26. The February 2021 winter storm caused widespread power outages in Harris County, and Fox Weather reported an 84 mph gust at Hobby Airport during Hurricane Beryl in July 2024. Street flooding rots bottom seals and soaks openers, storm winds bend tracks and dent older panels, and long outages make the manual release and a battery backup useful.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, check the bottom seal and the track before you run the opener.

  • Check the bottom seal after street flooding
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Rules to know

Opener safety, permits and design rules in South Houston

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. South Houston is its own city, so its rules come from the City of South Houston and not from the City of Houston. The Permits and Inspection Department is in City Hall at 1018 Dallas Street, open Monday to Thursday 7:30 am to 5:15 pm and Friday 7:30 am to 11:15 am, phone 713-947-7700 (extension 121 for the permit clerk, 123 for the building inspector). The city's building permit application covers alterations, repairs and new construction and has a $15 application fee. Neither the application nor the fee list mentions garage doors, and we could not verify the adopted codes or contractor registration, so we could not confirm whether a garage door replacement needs a permit. Ask the department before the work, or visit southhoustontx.gov.

Wind and state rules. The Texas Department of Insurance (TDI) lists the Harris County communities in the windstorm program as La Porte, Morgan's Point, Pasadena, Seabrook and Shoreacres, all east of State Highway 146. South Houston is not on that list, so the program does not appear to apply here, but confirm with your insurer. The Texas Department of Public Safety says installing garage door operators needs no DPS license unless the operator is connected to an alarm system or monitors or logs entry and exit. We could not verify a Texas statewide contractor license for garage door installation.

FAQ

South Houston garage door repair: questions we hear

Is there garage door repair near me in South Houston?

Yes. Emil Garage Doors repairs garage doors in South Houston (ZIP 77587) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in South Houston?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in South Houston?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in South Houston?

South Houston has one ZIP code, 77587. Nearby Houston-labelled codes such as 77034, 77089 and 77017 belong to Houston, not to the city. Call us with your address and we will tell you if we reach it.

Is South Houston part of Houston for garage door permits?

No. South Houston is its own city, surrounded by Houston and Pasadena, so permits come from the City of South Houston. We could not confirm a garage-door-specific rule, so call the Permits and Inspection Department at 713-947-7700, extension 121 or 123.

Can you repair the original garage door on a 1960s home?

Often yes. We look at the springs, cables, rollers, tracks and opener, tell you which parts are worn and quote the price before we start. If the door itself is worn out, we explain the replacement options.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
