Family neighborhoods with a 1991 median build year
According to the Census Bureau's 2020-2024 American Community Survey, Friendswood has about 15,550 housing units. About 83 percent are single-family detached houses and about 77 percent of occupied homes are owner-occupied. The median year built is 1991, so many original springs and openers have been through thirty years of daily cycles.
Wikipedia says Friendswood was founded in 1895 by Quakers and incorporated in 1960, and calls it the only permanent town in Texas that began as a Quaker colony. One listings guide names West Ranch, Westwood and West Friendswood as neighborhoods. We could not verify which of them have homeowner associations with garage door rules, so ask yours before you pick a new door style or color.
Give us your cross street and the width of the door, and we book the soonest visit. We check the door's weight and balance before we price new springs.

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. What Gulf Coast weather does to a garage door in Friendswood
Friendswood has a humid subtropical climate. The National Weather Service Houston/Galveston station's 1991-2020 normals, shown on Wikipedia's League City page for the same area, give about 60 inches of rain a year, an August mean high of 92.3 degrees and almost no snow. That much moisture slowly rusts springs, cable ends and track fasteners.
Wikipedia's Friendswood article notes both Hurricane Harvey in 2017 and Hurricane Beryl in 2024. Beryl came ashore near Matagorda on July 8, 2024 and crossed Greater Houston as a tropical storm, and more than 2.7 million homes and businesses in the Houston area lost power, according to Wikipedia. With the power out, the manual release is the only way to open the door, so find it before the next storm.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and look at the spring and cable ends for rust. Before hurricane season, test the safety reverse and pull the manual release once to see that it works.
- Look for rust on springs and cable ends
- Know where the manual release is
- Test the safety reverse before hurricane season

Opener safety, permits and design rules in Friendswood
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Friendswood is its own city, so its rules come from the City of Friendswood. Community Development is at City Hall, 910 S. Friendswood Drive, phone 281-996-3201, and the Chief Building Official is on 281-996-3285. Permits are handled through the city's online permit portal at ci.friendswood.tx.us. The city's permit page does not name garage doors, openers or a list of exempt work, so we could not confirm whether a garage door replacement needs a permit. Ask Community Development before the work. We could not verify historic-district or association rules for garage doors either.
Texas rules. Friendswood lies in Galveston and Harris counties. Galveston County is one of the 14 first-tier coastal counties in the state's Designated Catastrophe Area, and the Texas Department of Insurance says garage doors in Texas must be tested to ASTM E 330 (wind load), with glass panels rated under ASTM E 1996; windstorm coverage through TWIA is tied to a WPI-8 certificate of compliance. TDI's Harris County map page does not list Friendswood. We could not confirm which addresses are affected or whether a same-size door swap needs WPI-8 paperwork, so ask the city or your insurer. We also found no Texas statewide license for garage door contractors, and the Texas Department of Public Safety says installing only garage door openers needs no DPS license unless the opener is tied to an alarm system or can log who comes and goes.

Friendswood garage door repair: questions we hear
Is there garage door repair near me in Friendswood?
Yes. Emil Garage Doors repairs garage doors in Friendswood (ZIP 77546) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Friendswood?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Friendswood?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Friendswood?
Friendswood's standard ZIP code is 77546. ZIP 77549 is for PO boxes only. ZIP 77546 is also used with the name League City, so we go by your street address and the city limits. Call us if you are not sure we reach your address.
Do you work on both the Galveston County and Harris County sides of Friendswood?
Yes. Friendswood sits partly in Galveston County and partly in Harris County, and we serve homes on both sides. Tell us your cross street when you call so we can plan the visit.
Do Texas windstorm rules apply to a garage door in Friendswood?
The Galveston County part of Friendswood is in the state's coastal catastrophe area, and the Texas Department of Insurance says garage doors in Texas must be tested to ASTM E 330 for wind load. We could not confirm whether a same-size replacement needs a WPI-8 certificate, so ask the city or your insurance company before you order a new door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
