I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rebuilt lots with large garages beside 1950s houses
According to the Census Bureau's 2020-2024 American Community Survey, Bellaire has about 6,640 housing units and a median year built of 1996. About 90 percent are single-family detached houses and about 88 percent of occupied homes are owner-occupied. The median home value in that survey is about $1.04 million. Wikipedia says the original 1940s and 1950s houses were mostly small three-bedroom, one-bath homes that developers tore down for new ones, on lots of 75 by 130 feet.
That leaves two kinds of garage doors side by side. About 39 percent of the homes were built since 2000, often with two- or three-car garages and upgraded or wood-look doors, while some 1950s houses still have their older single or double doors. The Interstate 610 Loop cuts through the city, so the streets on either side can look quite different.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Heavy upgraded doors on new houses
- Original springs and openers on 1950s homes
- Two- and three-car garage openers

What your garage door is telling you in Bellaire
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.

What Bellaire weather does to a garage door
Wikipedia gives Bellaire an annual mean daily high of 79 degrees, July and August highs near 94, a mean daily low of 59 and about 49 inches of precipitation a year. Houston-area humidity averages near 75 percent. Damp, hot air rusts springs, cables and track hardware, and heat wears openers and weatherstripping.
Hurricane Harvey in August 2017 put more than 40 inches of rain on many places around Houston, Hurricane Beryl in July 2024 left about 2.2 million CenterPoint customers without power, and the May 2024 derecho knocked out power to more than a million customers. After a long outage, a heavy door is hard to lift by hand, so learn where the manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for bent track sections and dented panels before you run the opener.
- Check springs and cables for rust twice a year
- Know the manual release before an outage
- Balance test heavy doors once a year

Opener safety, permits and design rules in Bellaire
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Bellaire is its own city, surrounded by Houston, West University Place and Southside Place, so its rules come from the City of Bellaire. Development Services is at 7008 S. Rice Avenue, phone 713-662-8230, open Monday to Friday 8 a.m. to 5 p.m., and permits and inspections are requested through the city's SmartGov portal. We could not confirm whether a garage door replacement or opener swap needs a permit, so call Development Services before the work or visit bellairetx.gov.
Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installing garage door or gate openers needs a private security license only if the opener connects to an alarm system or monitors or logs who comes and goes.

Bellaire garage door repair: questions we hear
Is there garage door repair near me in Bellaire?
Yes. Emil Garage Doors repairs garage doors in Bellaire (ZIP 77401) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Bellaire?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Bellaire?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Bellaire?
Bellaire's street ZIP code is 77401. ZIP 77402 is for PO boxes only. Call us if you are not sure we reach your address.
Is Bellaire part of Houston, and do you serve both?
No. Bellaire is its own city, completely surrounded by Houston, West University Place and Southside Place. We serve homes in Bellaire and in the Houston neighborhoods around it, and we book the visit by your cross street.
Can you repair a heavy custom or wood-look garage door in Bellaire?
Yes. Heavy doors need springs matched to their weight, so we weigh and balance the door before we choose new springs and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
