A big city of houses, duplexes and apartment buildings
According to the Census Bureau's 2024 one-year estimate for the whole city, the median home in San Diego was built in 1980, and only about 47 percent of occupied homes are owner-occupied, so renters are the majority. About 43 percent of homes are detached houses and about 10 percent are attached, while roughly 39 percent sit in buildings with 5 or more units. These are city-wide averages, and a Point Loma street and a Rancho Bernardo cul-de-sac look very different.
The city covers 372 square miles, according to Wikipedia, from the coast to inland hills and canyons, and it shares a 15-mile border with Mexico. Wikipedia names neighborhoods including Hillcrest, North Park, Point Loma, La Jolla, Clairemont, Tierrasanta, Scripps Ranch, Rancho Bernardo and San Ysidro, and we use only a few of them here. We could not verify any city-wide list of gated communities or associations, so check your association's rules.
Tell us your neighborhood or cross street and whether the door belongs to a house, a duplex or a shared garage, and we book the soonest visit. When the owner and the tenant are different people, we confirm who approves the work first.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

What San Diego weather does to a garage door
Wikipedia's climate table for the city uses San Diego International Airport, with 1991-2020 normals, so it describes the bay coast and not inland neighborhoods. June averages a high of 71.7 degrees and August 77.3. The record high is 111, set on September 26, 1963, and the record low is 25, set on January 7, 1913. Annual rain is 9.79 inches.
Inland runs hotter: Wikipedia says downtown averages an August high of 78 degrees while El Cajon, 12 miles inland, averages 88, and Santa Ana winds blow roughly 10 days a year. City of San Diego Fire-Rescue says the October 2003 Cedar Fire reached the city on October 26, hit Scripps Ranch and Tierrasanta hardest and destroyed 335 structures within the city. The Witch Creek Fire burned into Rancho Bernardo in October 2007, per Wikipedia. We found no verified city-wide power outage record. As general advice, not a San Diego statistic, salt air corrodes springs, rollers and hinges faster near the coast.
Twice a year, wipe the tracks, oil the rollers and hinges, and look for rust on the springs and brackets. Press the test button on the battery backup.
- Oil rollers and hinges twice a year
- Test the battery backup twice a year
- Check springs for rust near the coast

Battery backup, permits and design rules in San Diego
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. San Diego is its own city, so its rules come from the City of San Diego Development Services Department, not the county. The customer service line is (619) 446-5000, and the in-person counter is at 7650 Mission Valley Road, mostly by appointment. The city's Information Bulletin 203 says door and window replacement can be done under a no-plan permit when the new unit is the same size and type and the opening does not change, and it describes some door and window replacement in houses, duplexes and townhouses as exempt from a building permit. It does not name garage doors or openers. We could not confirm whether a garage door or opener replacement needs a permit. A hard-wired opener circuit may need its own electrical permit, so ask Development Services at sandiego.gov before the work.
Historic, coastal and fire areas. The same bulletin says historic review applies to designated resources or districts and may be needed for buildings 45 years old or older. The city requires a coastal development permit for development in the Coastal Overlay Zone, and we could not verify whether a garage door swap counts. The city publishes a fire hazard severity zone map from the 2025 State Fire Marshal update, and we could not verify which neighborhoods are in the Very High zone, so check your address on the city map.

San Diego garage door repair: questions we hear
Is there garage door repair near me in San Diego?
Yes. Emil Garage Doors repairs garage doors in San Diego (ZIP codes include 92101, 92103, 92106, 92109, 92111, 92117, 92127 and 92173) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in San Diego?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in San Diego?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in San Diego?
San Diego ZIP codes include 92101, 92103, 92104, 92106, 92107, 92109, 92111, 92117, 92120, 92123, 92127, 92128, 92129, 92130, 92154, 92173 and La Jolla's 92037, according to zip-codes.com. The city is large and some ZIP areas reach past its limits, so give us your street and we confirm we reach it. We also serve nearby National City, Chula Vista and Poway.
Does a garage door replacement in San Diego need a permit?
We could not confirm a garage-door-specific permit rule for San Diego. The city's Information Bulletin 203 covers door and window replacement but does not name garage doors or openers, and a hard-wired opener circuit may need an electrical permit. Call San Diego Development Services at (619) 446-5000 to ask about your job.
Do historic, coastal or fire-zone rules affect a garage door job in San Diego?
We could not verify this for garage doors. The city says historic review applies to designated resources and districts and may be needed for buildings 45 years old or older, and it requires a coastal permit for development in the Coastal Overlay Zone. If your home is old, near the coast or in a fire-zone area, ask the city before you order a new door.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in San Diego?
Yes. See gate repair and electric gate repair.
