Los Angeles homes

Older houses, busy garages

Los Angeles is a city of older housing. According to the city's planning department, about 19 percent of homes were built in 1939 or earlier and roughly 44 percent before 1960. Older hillside and Craftsman homes in Silver Lake, Highland Park, Los Feliz and Eagle Rock often have tight garage openings, unusual door sizes and original hardware that is now worn.

Newer neighborhoods in the Valley have the opposite problem: doors that were installed by builders to a price, with light springs and openers that have already seen thousands of cycles. About 36 percent of the city's homes are single-unit houses (the rest are apartments and condos), so most of the doors we service are on house garages, plus a growing number of garages in townhome rows.

Either way, the repair starts the same: find what failed, and check the parts around it before the door goes back into daily use.

  • Odd-size openings on older homes
  • Worn original rollers, hinges and cables
  • Builder-grade springs and openers in newer homes

Weather and wear

What Los Angeles weather does to a garage door

Downtown Los Angeles averages about 75 degrees for the daily high over the year, 84 degrees in August, and roughly 14 inches of rain, almost all of it from December to March, according to National Weather Service normals. Heat and sun fade finishes and dry out lubricants, and the winter rains bring moisture into tracks and bottom seals.

Santa Ana winds blow from October to March, and a loose or lightly built door can rattle and work its hardware loose in a strong event. Near the coast in Venice, Playa del Rey and San Pedro, salt air corrodes steel hardware faster, so rollers, hinges and springs in beach-side garages benefit from regular rust checks and lubrication.

A twice-a-year check catches most problems early: lubricate the rollers and hinges, test the safety reverse and listen for new noise.

  • Heat and sun fade and dry out parts
  • Winter moisture works into tracks and seals
  • Salt air corrodes beach-side hardware

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Rules

California and Los Angeles rules to know

Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that does not have one. If your opener is older, a new door usually means a new opener. See opener installation.

Permits. The Los Angeles Department of Building and Safety lists same-size, same-type door and window change-outs in its Express Permit program for residential buildings, and it states fence permit thresholds by height and material. It does not give a garage-door-specific rule that we could verify, so confirm with LADBS before a replacement. The city's official site is lacity.gov.

HOA and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

FAQ

Los Angeles garage door repair: questions we hear

Is there garage door repair near me in Los Angeles?

Yes. Emil Garage Doors repairs garage doors across Los Angeles, from the Valley to the Westside, Eastside and Harbor. Call (213) 340-4232, tell us your neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

How much should it cost to repair a garage door in Los Angeles?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Los Angeles?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

Is garage door repair covered by insurance in Los Angeles?

Homeowners insurance often covers sudden damage, such as a car or a fallen tree hitting the door, but usually not wear and tear such as an old spring. Ask your insurer, and we can give you a written description of the repair.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

How much does garage door repair cost in Los Angeles?

It depends on what failed, the size and weight of the door and the parts needed. A sensor adjustment costs far less than a spring set or a new opener. We give you the price after we see the door and before we start. Typical prices are in the table on this page, and the final price is confirmed after we see the door.

Do you offer same-day garage door repair in Los Angeles?

Call (213) 340-4232 and tell us what the door does. We schedule the soonest visit we have for your neighborhood, and many repairs such as springs, cables and rollers are finished in one visit when we have the part.

Do I need a permit to repair or replace a garage door in Los Angeles?

The Los Angeles Department of Building and Safety (LADBS) publishes the permit rules. Its Express Permit list includes same-size, same-type door and window change-outs for residential buildings, but it does not name garage doors specifically. Check with LADBS at dbs.lacity.gov before a replacement.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. If your opener is older, we plan for a new opener when we replace the door.

My garage door is heavy and will not stay up. What is wrong?

That usually means a spring has broken or lost tension. Do not keep running the opener. See garage door spring repair and call us before the door is used again.

Do coastal homes need different garage door care?

Salt air and coastal moisture corrode metal doors and hardware, so beach-side homes in areas such as Venice, Playa del Rey and San Pedro benefit from regular washing, lubrication and rust checks. We can suggest fiberglass or coated options when you replace a door.

What areas of Los Angeles do you serve?

We serve the San Fernando Valley, the Westside, the Eastside and the Harbor area, including Sherman Oaks, Encino, Northridge, Woodland Hills, Venice, Westwood, Silver Lake, Highland Park, Boyle Heights and San Pedro, plus the cities next door.

Do you also repair gates in Los Angeles?

Yes. We repair swing and sliding driveway gates and their operators. See gate repair and electric gate repair.
