What Los Angeles conditions do to a gate
The National Weather Service's 1991-2020 normals for downtown Los Angeles list an annual average high of 74.8 degrees, an August average high of 84.0 and about 14.25 inches of rain a year, nearly all of it from December to March. Hot afternoons age batteries and plastic parts, and winter rain can reach keypads and control boxes.
A NOAA and National Weather Service paper describes Santa Ana winds as offshore winds, most common from October to March, usually lasting one to five days and raising wildfire risk. News coverage describes a cool marine layer near the coast, most common in June. Manufacturer guidance says salt and coastal humidity corrode metal hardware, which matters for beach-side areas such as Venice, San Pedro and Playa del Rey. We did not find Los Angeles-specific corrosion or gust figures.
Twice a year, wipe the sensor lenses, check the hinges or track, rinse any salt film near the coast and test the backup battery.
- Rinse salt from hinges and tracks near the coast
- Wipe sensor lenses and clear debris from tracks
- Test the backup battery before fire and wind season

Apartment entries and older houses across a huge city
The City of Los Angeles is the largest city in this area, and its housing is mostly multi-unit. According to the Los Angeles City Planning citywide profile, built from 2020-2024 American Community Survey estimates, the city has about 1.55 million dwelling units, about 36 percent of them single-unit homes and about 63 percent in multi-unit buildings. Adding the profile's age brackets gives roughly 44 percent of homes built before 1960 and roughly 70 percent before 1980.
Census QuickFacts puts owner-occupancy at about a third of homes. Wikipedia describes 1920s estates in Sherman Oaks, 1920s and 1930s development in Silver Lake's Moreno Highlands and a Craftsman-home reputation in Highland Park. Those are neighborhood notes, not housing statistics, and every neighborhood has its own mix of apartment entries, older houses and newer builds.
Whether it is a shared gate at an apartment building or a driveway gate at a house, we repair the gate and its hardware first, then test the operator, sensors, keypad and backup battery.
- Shared entry and garage gates at multi-unit buildings
- Driveway gates at houses decades old
- Keypads, remotes, sensors and aging operators

Why gates in Los Angeles stop working
A starting point. We confirm the cause on site.
| The gate does this | Common cause | What we do |
|---|---|---|
| Gate does nothing at all | No power, a tripped breaker or a dead battery | Check power, breaker and battery, then the control board |
| Motor hums, gate does not move | A binding gate, a worn gear or arm, or a failed capacitor | Free the gate, then repair or replace the failed part |
| Gate stops halfway or reverses | A blocked or misaligned sensor, a safety edge or a force setting | Clean and realign the sensors, test the edge, reset the force |
| Gate sags or drags on the ground | Worn hinges, a post that has shifted or a heavy frame | Reset hinges and posts, brace or square the frame |
| Remote works only up close | A weak remote battery, receiver or antenna | Replace the battery, test the receiver and the range |
| Dead after a power cut | A drained or failed backup battery | Test and replace the battery, check the charger |
Keep children, pets and vehicles clear of a gate that is leaning, dragging or damaged.

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Permits, HOAs and emergency access in Los Angeles
City permits. The Los Angeles Department of Building and Safety (LADBS) issues building permits at dbs.lacity.gov, including online permits and an Express Permit program for simple projects. LADBS's fence page says no permit is needed for a fence under 3 feet 6 inches, a permit is needed for masonry or concrete fences over 3 feet 6 inches and for fences of other materials over 10 feet, and every fence must still meet the zoning code. That page says nothing about gates, and the Express Permit electrical list does not name gate operators, so we could not confirm a gate-specific rule. Ask LADBS before a new gate or new electrical work.
Emergency access. Fire and police need a way in. Before you install or change a locked entry, ask the local fire department about key switches and Knox boxes.
HOA review. Many associations review exterior changes such as gates. Check yours before you change a gate's design or color.
UL 325. This safety standard covers automatic gate operators and calls for entrapment protection such as photo eyes or safety edges. We test them before we leave.

Los Angeles gate repair: questions we hear
Is there gate repair near me in Los Angeles?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Los Angeles (ZIP codes including 90024, 90049, 90291, 91316 and 91403) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Los Angeles?
Yes. Electric gate repair near me in Los Angeles means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Los Angeles?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
The gate is probably binding, or a gear, arm or capacitor has failed. Do not keep running it, because that can burn out the motor. Call us and we free the gate and test the operator.
How much does gate repair cost in Los Angeles?
It depends on the gate type and the failed part. A remote, battery or sensor costs far less than a control board, an operator or a rebuilt post. We find the fault first, quote the price and start work only after you agree.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in Los Angeles?
The city has many ZIP codes. Examples are 90024 and 90049 on the Westside, 90291 in Venice, 91403 in Sherman Oaks, 91316 in Encino, 91364 in Woodland Hills, 91324 in Northridge, 90026 in Silver Lake, 90042 in Highland Park and 90731 in San Pedro. Neighborhood ZIP codes overlap, so call us with your address.
Do you serve the San Fernando Valley neighborhoods of Los Angeles?
Yes. Sherman Oaks, Encino, Northridge, Woodland Hills and Van Nuys are neighborhoods of the City of Los Angeles, not separate cities, and we repair gates there as well as on the Westside, the Eastside and in the Harbor area.
Does a coastal location like Venice or San Pedro change how a gate should be cared for?
Manufacturer guidance says salt and coastal humidity corrode metal hardware, so beach-side gates benefit from regular rinsing and rust checks. We clean and lubricate hinges and tracks and replace corroded parts when we repair a gate.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in Los Angeles too?
Yes. See garage door repair in Los Angeles for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
