Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
★★★★★
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Santa Monica homes

Apartments and condos, with houses and estates

Santa Monica is a city of apartments. According to the Census Bureau's 2020-2024 American Community Survey estimates, the median home was built in 1968, about 72 percent of occupied homes are rented, only about 19 percent of housing units are single-family detached houses and about 66 percent are in buildings of five or more units.

Wikipedia's neighborhoods page describes large single-family estates on big lots north of San Vicente and La Mesa Drive, many of them gated, larger homes on lots of roughly 7,500 square feet north of Montana, early 20th-century Craftsman and Victorian houses in Ocean Park, and mostly one-story houses from the 1940s in Sunset Park. We could not find an official list of gated communities or HOAs, so check with your own association before you change a gate.

That mix means shared garage and entry gates at multi-unit buildings as well as private driveway gates. We repair the gate and its hardware first, then test the operator, sensors, keypad and backup battery, and we work with the building contact when a gate serves several homes.

Salt air, fog and wind

What the coast does to a gate

Wikipedia describes a coastal Mediterranean climate with morning fog common from May to early August, about 12 inches of rain a year and Santa Monica Pier mean daily highs between 66 and 70 degrees from June to September. Cool summers are easier on batteries than desert heat, but damp morning air reaches keypads and control boxes. Salt air near the beach is a general concern for steel hinges, bolts and electronics; we did not find a Santa Monica corrosion figure.

Wikipedia says Santa Ana winds are most common in winter and that from September to November they sometimes blow from the east and bring hot inland air to the beaches. During the January 2025 Palisades Fire the city ordered evacuations above San Vicente Boulevard, and LADWP reported about 8,000 customers without power in the Pacific Palisades and Santa Monica Canyon areas; we did not find a figure for Santa Monica homes. Power loss is when a weak backup battery shows up.

Rinse salt film from hinges and tracks, wipe the sensor lenses and test the backup battery a couple of times a year.

  • Rinse salt from hinges, tracks and latches
  • Check keypads and control boxes for moisture
  • Replace aging backup batteries

Rules to know

Permits, HOAs and emergency access in Santa Monica

City permits. Santa Monica's Permit Services Center is at 1685 Main Street (South Entrance, off Olympic Drive), open 8 a.m. to 3 p.m. Monday to Thursday by appointment, and building permits are fully paperless through the city's Electronic Plan Review System; see santamonica.gov. The city's general line is 311, or (866) 311-7266 from outside the city. The page we read does not address gates or gate operators, so we could not confirm whether a gate or its wiring needs a permit. Ask Building and Safety before a new gate or new electrical work.

Fire zones and historic districts. Patch reported in March 2025 that more Santa Monica properties fall in very high fire hazard zones under new CAL FIRE maps, mostly in the northern part of the city, and the Santa Monica Lookout reported that the City Council designated five historic districts between 2015 and 2019. We could not confirm any gate rule tied to either, so ask the city if your street may be affected.

Emergency access. Fire and police need a way in. Before you install or change a locked entry, ask the local fire department about key switches and Knox boxes.

HOA review. Many associations review exterior changes such as gates. Check yours before you change a gate's design or color.

UL 325. This safety standard covers automatic gate operators and calls for entrapment protection such as photo eyes or safety edges. We test them before we leave.

FAQ

Santa Monica gate repair: questions we hear

Is there gate repair near me in Santa Monica?

Yes. Emil Garage Doors repairs swing and sliding driveway gates in Santa Monica (ZIP codes 90401 to 90405) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.

Is there electric gate repair near me in Santa Monica?

Yes. Electric gate repair near me in Santa Monica means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.

What is the difference between gate repair and electric gate repair in Santa Monica?

Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.

Why does my electric gate hum but not open?

The gate is probably binding, or a gear, arm or capacitor has failed. Do not keep running it, because that can burn out the motor. Call us and we free the gate and test the operator.

How much does gate repair cost in Santa Monica?

It depends on the gate type and the failed part. A remote, battery or sensor costs far less than a control board, an operator or a rebuilt post. We find the fault first, quote the price and start work only after you agree.

My gate does not work during a power outage. What can I do?

Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.

Should electric gates be serviced?

Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.

Can you repair a gate operator from any brand?

We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.

Which ZIP codes do you serve in Santa Monica?

Street delivery ZIP codes are 90401, 90402, 90403, 90404 and 90405; 90406 to 90411 are PO box ZIPs. ZIP 90402 also includes Santa Monica Canyon, which Wikipedia says lies outside the city limits, so call us with your address if you are not sure we reach you.

Do apartment and condo gates need a different repair than a house gate?

The repair work is the same: hardware, operator, sensors, keypad and battery. A shared gate usually involves a building manager or association, so we ask who authorizes the visit and who holds the access codes.

Does salt air shorten the life of a gate in Santa Monica?

Salt in coastal air can corrode steel hinges, bolts and electronics faster than inland air, though we did not find a Santa Monica-specific figure. Rinsing and lubricating hinges and tracks and having the controls checked helps, and we replace corroded parts.

Can a handyman fix a gate?

A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.

Do you repair garage doors in Santa Monica too?

Yes. See garage door repair in Santa Monica for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
