A very large city of houses, condos and apartments
According to the Census Bureau's 2024 American Community Survey one-year estimates, about 42.5 percent of San Diego's housing units are single-family detached and 10.2 percent are attached, while roughly 39 percent are in buildings of five or more units. Renters are the majority, with 46.5 percent of occupied homes owner-occupied, and the median home was built in 1980.
The city covers 372 square miles, from the coast and mesas to canyons, hills and the Mexican border, so a gate in La Jolla and one in Rancho Bernardo face different conditions. We found no city-wide source on gated communities or HOAs, so check your own association's rules.
We repair private driveway gates and shared entries. For a shared entry, the owner or the association decides who calls us, and we describe what we find.
- Single-family driveway gates across the city
- Shared entries at condos, townhomes and apartments
- Keypads, intercoms, receivers and remotes
Why gates in San Diego stop working
Some of these have a quick check you can try. If they do not solve it, call us.
| What you notice | Likely cause | What we do |
|---|---|---|
| Sliding gate jumps or scrapes on its track | Worn wheels, a dirty or bent track or a loose guide roller | Clean and straighten the track, replace wheels and rollers |
| Gate opens by itself or will not stay closed | A stuck input, a loop or sensor fault, or a loose latch | Trace the input, repair the sensor, realign the latch |
| Keypad or intercom is dead | Water in the unit, a wiring fault or a failed unit | Test the wiring, dry out or replace the keypad or intercom |
| Swing gate will not latch | The gate has dropped or the strike has moved | Realign the gate and the latch |
| Operator is slow or noisy | Dry hinges or bearings, a worn gear or arm, or a weak battery | Lubricate, replace the worn part, test the battery |
| Gate opens one way only | A limit setting, an obstruction or a failed board input | Reset the limits, clear the path, test the board |
Never stand in the path of an automatic gate while you test it.

What the coast and the inland valleys do to a gate
Wikipedia's Climate of San Diego page uses the San Diego International Airport station on the bay: mean daily highs from 71.7 degrees in June to 77.3 in August and about 9.8 inches of rain a year. That describes the coast. Wikipedia's San Diego page says El Cajon, 12 miles inland, averages an August high of 88 degrees against 78 downtown, so inland neighborhoods run hotter, which is harder on batteries and plastic parts.
Santa Ana winds, warm dry winds from the east, blow roughly 10 days a year and can spread wildfire, according to Wikipedia. The city's fire-rescue department says the October 2003 Cedar Fire destroyed 335 structures inside the city, with Scripps Ranch and Tierrasanta hit hardest. Salt air near the water is another strain on hinges and control boxes, although we found no San Diego source on it. If power is lost in a wind event, an electric gate stays shut unless its backup battery is healthy.
Once a year, test the backup battery, rinse dust and salt from the hinges, track and sensor lenses and check the manual release.
- Test the backup battery before fire season
- Rinse dust and salt from hinges, tracks and sensors
- Check the manual release

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Talk about the gold standard for superb professional courteous responsive customer service - these guys are always on time, their rates are very reasonable and IMO lowest in town, and their work is always quality - from spring replacements to extra FOB programming & delivery! The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

How we repair a gate
Describe the problem
Tell us the neighborhood, the gate type and what you see and hear.
Inspect before we quote
We check posts, hinges, track, operator, sensors and the access control.
Price before work
You get the price and your options before we begin.
Repair, then safety test
We test the full cycle, the latch and every safety device before we go.
Keeping the gate safe until the technician comes
A gate that moves wrong is a hazard. Leave a jammed gate where it is, keep the path clear and do not keep pressing the remote.
If you have to open a gate by hand, find the manual release first and follow the maker's directions. Tell us what you did when you call.
- Stop using the operator if the gate drags or hums
- Do not touch wiring or the control box
- Write down the brand, the gate type and what the gate does
Permits, HOAs and emergency access in San Diego
City permits. Permits come from the City of San Diego Development Services Department, customer service (619) 446-5000, with an in-person counter at 7650 Mission Valley Road that mostly works by appointment; see sandiego.gov. Information Bulletin 203 covers door and window replacement under a no-plan permit when the size and type do not change, but it does not name gates or gate operators, and an electrical permit may still apply to operator wiring. We could not confirm a gate-specific rule, so ask Development Services before a new gate or new electrical work.
Fire, coastal and historic areas. The city publishes an interactive Very High Fire Hazard Severity Zone map, and a Coastal Development Permit is required for coastal development in the Coastal Overlay Zone. We could not confirm how either treats a gate. Information Bulletin 203 says historic review is required for designated resources or districts and may be needed for buildings 45 years old or older.
Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.
HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.
Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.

San Diego gate repair: questions we hear
Is there gate repair near me in San Diego?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in San Diego (ZIP codes such as 92101, 92109, 92127 and 92037) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in San Diego?
Yes. Electric gate repair near me in San Diego means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in San Diego?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.
How much does gate repair cost in San Diego?
The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in San Diego?
San Diego uses ZIP codes in the 92101 to 92199 range, although not every number belongs to the city and some are PO box or organization ZIPs. La Jolla's 92037 is a San Diego address. 92118 is the Coronado ZIP, and Coronado is a separate city. Call us with your address if you are not sure we reach you.
Do you serve La Jolla, Rancho Bernardo and San Ysidro?
We serve the City of San Diego, including La Jolla, Point Loma, Rancho Bernardo, east San Diego near Mission Trails and San Ysidro. The city is 372 square miles, so tell us your address and the gate type when you call.
Do Santa Ana winds affect electric gates in San Diego?
Santa Ana winds blow roughly 10 days a year, according to Wikipedia. A power cut in a wind event leaves an electric gate stuck unless its backup battery works, and strong wind can push a solid gate against its hinges. We test the battery, the manual release and the hinges.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in San Diego too?
Yes. See garage door repair in San Diego for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
