A small city of mostly single-family houses
Lemon Grove is a small city of about 3.9 square miles. According to the Census Bureau's 2020-2024 American Community Survey estimates, the median home was built in 1969, about 61 percent of housing units are single-family detached houses and about 53 percent of occupied homes are owner-occupied. About 21 percent of units are in buildings with five or more units.
Houses from the 1950s to the 1980s often have driveway gates, side-yard gates and older operators that have been repaired more than once. We could not confirm any named gated or HOA community in Lemon Grove, so check any association rules that apply to your property.
We begin with the gate, its hinges, rollers and track, and then test the operator, the sensors and the remote.

What mild weather still does to a gate
The city has used a climate motto for over 100 years, and it is written on the base of the World's Biggest Lemon. Lemon Grove has no weather station of its own in our sources, so we use nearby ones: the La Mesa station lists a mean August high of 85.9 degrees and the El Cajon station recorded 114 degrees on September 5, 2020.
Mild weather is easier on gates than desert heat, but sun still dries lubricant, cracks plastic housings and wears out batteries. Rain from the January 2024 storm, which gave nearby La Mesa 4.76 inches over four days, also reminds owners that keypads and control boxes need to be sealed.
Once a year, lubricate hinges and rollers, wipe the photo eyes and have the backup battery tested.
- Lubricate hinges and rollers once a year
- Check seals on keypads and control boxes
- Replace backup batteries every few years
Why gates in Lemon Grove stop working
Some of these have a quick check you can try. If they do not solve it, call us.
| What you notice | Likely cause | What we do |
|---|---|---|
| Sliding gate jumps or scrapes on its track | Worn wheels, a dirty or bent track or a loose guide roller | Clean and straighten the track, replace wheels and rollers |
| Gate opens by itself or will not stay closed | A stuck input, a loop or sensor fault, or a loose latch | Trace the input, repair the sensor, realign the latch |
| Keypad or intercom is dead | Water in the unit, a wiring fault or a failed unit | Test the wiring, dry out or replace the keypad or intercom |
| Swing gate will not latch | The gate has dropped or the strike has moved | Realign the gate and the latch |
| Operator is slow or noisy | Dry hinges or bearings, a worn gear or arm, or a weak battery | Lubricate, replace the worn part, test the battery |
| Gate opens one way only | A limit setting, an obstruction or a failed board input | Reset the limits, clear the path, test the board |
Never stand in the path of an automatic gate while you test it.

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Permits, HOAs and emergency access in Lemon Grove
City permits. The City of Lemon Grove's Building Division is at City Hall, 3232 Main Street. Permit questions go to (619) 825-3847 and the city site is lemongrove.ca.gov. The pages we read do not say whether a gate, a gate operator or its wiring needs a permit, so ask the Lemon Grove Building Division before a new gate or new electrical work.
Fire service. Heartland Fire & Rescue serves Lemon Grove from Station 10 at 7853 Central Avenue, so ask it about key switch or Knox box requirements before you change a locked entry.
Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.
HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.
Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.
Lemon Grove gate repair: questions we hear
Is there gate repair near me in Lemon Grove?

Is there electric gate repair near me in Lemon Grove?
Yes. Electric gate repair near me in Lemon Grove means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Lemon Grove?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.
How much does gate repair cost in Lemon Grove?
The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP code do you serve in Lemon Grove?
Lemon Grove uses ZIP code 91945, and 91946 is for PO boxes only. We did not confirm whether 91945 also covers some unincorporated Spring Valley addresses, so call us with your address if you are not sure we reach you.
Do you serve the Broadway corridor and the Depot area?
Yes. We serve Lemon Grove from City Hall on Main Street and the Depot on Broadway through the streets along Broadway, Central Avenue and Skyline Drive. Call us with your address and we will confirm.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in Lemon Grove too?
Yes. See garage door repair in Lemon Grove for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
