Why gates in National City stop working
Some of these have a quick check you can try. If they do not solve it, call us.
| What you notice | Likely cause | What we do |
|---|---|---|
| Sliding gate jumps or scrapes on its track | Worn wheels, a dirty or bent track or a loose guide roller | Clean and straighten the track, replace wheels and rollers |
| Gate opens by itself or will not stay closed | A stuck input, a loop or sensor fault, or a loose latch | Trace the input, repair the sensor, realign the latch |
| Keypad or intercom is dead | Water in the unit, a wiring fault or a failed unit | Test the wiring, dry out or replace the keypad or intercom |
| Swing gate will not latch | The gate has dropped or the strike has moved | Realign the gate and the latch |
| Operator is slow or noisy | Dry hinges or bearings, a worn gear or arm, or a weak battery | Lubricate, replace the worn part, test the battery |
| Gate opens one way only | A limit setting, an obstruction or a failed board input | Reset the limits, clear the path, test the board |
Never stand in the path of an automatic gate while you test it.

Mostly renters, with a mix of houses and apartment buildings
National City has an older, denser housing stock. According to the Census Bureau's 2020-2024 American Community Survey estimates, the median home was built in 1969 and about 35 percent of occupied homes are owner-occupied, so most households rent. About 40 percent of units are single-family detached houses, and about 14 percent are in buildings with 50 or more units.
Many gates here guard a shared entry or a shared driveway, so a repair may involve a landlord or a property manager. We could not confirm any named gated or HOA community in National City. The city also has historic places such as Brick Row at Heritage Square, which is on the National Register of Historic Places.
Whether it is a single driveway gate or a gate at a multi-unit building, we check the gate and its hardware first, then test the operator and the safety devices.
- Entry gates at multi-unit buildings
- Driveway gates on older single-family homes
- Operators, keypads and remotes that have aged

What the bay and the 2024 floods do to a gate
National City sits on San Diego Bay. The averages Wikipedia lists for ZIP 91950, which come from weather.com and are not from a named station, show summer highs of about 76 to 78 degrees and roughly 10 inches of rain a year. Mild summers are easy on batteries, but salt in bayside air can corrode springs, hinges and operator parts.
The January 22, 2024 storm flooded National City, and Wikipedia says the low-lying Happy Hollow community was heavily damaged. A county recovery report counted 54 National City households in temporary lodging. Control boxes and keypads close to the ground can fail when wet, and a gate that has been under water should be tested before use.
After rain or flooding, check keypads and control boxes for water, rinse salt from hinges and tracks and have the backup battery tested.
- Rinse salt from hinges and tracks
- Check keypads and control boxes after flooding
- Test the backup battery before winter

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

Permits, HOAs and emergency access in National City
City permits. The City of National City's Building Division is at 1243 National City Boulevard, phone (619) 336-4210, and the city site is nationalcityca.gov. We could not confirm whether a gate, a gate operator or its wiring needs a permit, so call the division before a new gate or new electrical work.
Historic properties. The city has Historic Preservation and Historic Sites pages, and Brick Row, the Kimball House and the National City Depot are named historic places. We could not confirm whether exterior work such as a new gate needs historic review, so ask the city before changing the front of an older property.
Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.
HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.
Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.

National City gate repair: questions we hear
Is there gate repair near me in National City?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in National City (ZIP 91950) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in National City?
Yes. Electric gate repair near me in National City means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in National City?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.
How much does gate repair cost in National City?
The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP code do you serve in National City?
National City uses ZIP code 91950, and 91951 is a PO box ZIP. The unincorporated enclave of Lincoln Acres lies inside the city boundaries and also uses 91950. Call us with your address if you are not sure we reach you.
Can flooding damage an electric gate in National City?
Yes. The January 2024 storm flooded parts of National City, and Wikipedia says the low-lying Happy Hollow community was heavily damaged. Operators, control boxes and keypads near the ground can fail when they get wet, so we test the controls and replace what water damaged.
Does the bay air shorten the life of a gate?
Salt in bayside air can corrode steel hinges, bolts and electronics faster than inland air. Rinsing and lubricating hinges and tracks and having the controls checked helps, and we replace corroded parts when we repair a gate.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in National City too?
Yes. See garage door repair in National City for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
