Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

Houses from the 1950s to the 1980s plus many condos and apartments
La Mesa has an older housing stock. According to the Census Bureau's 2020-2024 American Community Survey estimates, the median home was built in 1971, about 46 percent of housing units are single-family detached and about 36 percent are in buildings with five or more units. About 48 percent of occupied homes are owner-occupied.
Older hillside lots mean sloped driveways, and a sliding gate on a slope can drift if the operator, track or stops are worn. Apartment and condo buildings often share an entry gate, which brings an owner or association into the repair. We could not confirm any named gated or HOA community in La Mesa, so ask your own association before changing a gate.
We look at the gate, hinges, rollers and track first, then test the operator and the safety sensors.
- Sliding gates on sloped driveways
- Shared entries at condos and apartments
- Aging operators, keypads and sensors

Why gates in La Mesa stop working
Some of these have a quick check you can try. If they do not solve it, call us.
| What you notice | Likely cause | What we do |
|---|---|---|
| Sliding gate jumps or scrapes on its track | Worn wheels, a dirty or bent track or a loose guide roller | Clean and straighten the track, replace wheels and rollers |
| Gate opens by itself or will not stay closed | A stuck input, a loop or sensor fault, or a loose latch | Trace the input, repair the sensor, realign the latch |
| Keypad or intercom is dead | Water in the unit, a wiring fault or a failed unit | Test the wiring, dry out or replace the keypad or intercom |
| Swing gate will not latch | The gate has dropped or the strike has moved | Realign the gate and the latch |
| Operator is slow or noisy | Dry hinges or bearings, a worn gear or arm, or a weak battery | Lubricate, replace the worn part, test the battery |
| Gate opens one way only | A limit setting, an obstruction or a failed board input | Reset the limits, clear the path, test the board |
Never stand in the path of an automatic gate while you test it.

What an inland-coastal climate does to a gate
NOAA's La Mesa station (1981-2010 normals, via Wikipedia) lists a mean daily high of 85.9 degrees in August and about 12.7 inches of rain a year. The nearby El Cajon station lists a record high of 114 degrees on September 5, 2020. Summer heat is hard on batteries, plastic parts and lubricant.
NWS data reported by NBC 7 showed a four-day total of 4.76 inches at La Mesa through the morning of January 23, 2024, after San Diego's rainiest January day on record. Heavy rain finds its way into keypads, control boxes and wiring, and a wet board can fail or trip erratically.
After a storm, check keypads and control boxes for moisture and test that the gate stops and reverses when a sensor is blocked.
- Check keypads and control boxes after heavy rain
- Replace backup batteries before summer
- Keep sloped tracks and stops clear of debris

Permits, HOAs and emergency access in La Mesa
City permits. The City of La Mesa runs permits from City Hall at 8130 Allison Avenue, main line (619) 463-6611, and its permits page is linked from cityoflamesa.gov. The permit pages we read do not say whether a gate, a gate operator or its wiring needs a permit, so ask the La Mesa permit counter before a new gate or new electrical work.
Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.
HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.
Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.

La Mesa gate repair: questions we hear
Is there gate repair near me in La Mesa?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in La Mesa (ZIP codes 91941 and 91942) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in La Mesa?
Yes. Electric gate repair near me in La Mesa means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in La Mesa?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.
How much does gate repair cost in La Mesa?
The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in La Mesa?
La Mesa uses ZIP codes 91941 and 91942. ZIP codes 91943 and 91944 are PO box ZIPs. We did not confirm whether 91941 or 91942 include any unincorporated addresses, so call us with your address if you are not sure we reach you.
Can heavy rain damage a gate operator in La Mesa?
Yes. After the January 2024 storm, NWS data showed 4.76 inches over four days at La Mesa. Moisture can get into keypads, control boxes and wiring, so we dry out and test the controls and replace parts that water damaged.
Why does my sliding gate drift on a sloped driveway?
On a slope, gravity works on the gate whenever the operator, the clutch or the stops are worn. We check the track, the rollers and the operator settings and replace what has worn out.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in La Mesa too?
Yes. See garage door repair in La Mesa for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
