El Cajon homes

Postwar houses, apartments and mobile home parks

El Cajon is a mix of housing types. According to the Census Bureau's 2024 one-year American Community Survey estimates, the median home was built in 1974, about 45 percent of housing units are single-family detached houses, about 38 percent are in buildings with five or more units and about 5 percent are mobile homes. Only about 45 percent of occupied homes are owner-occupied, so renters are the majority.

That mix means many gates are shared. An apartment complex entry, a driveway gate on a house from the 1970s and a ranch-style gate on a bigger lot all fail in different ways. We could not confirm any named gated or HOA community in El Cajon, so check your property manager's or association's rules before you change a shared gate.

Whether the gate belongs to one owner or a whole complex, we start with the gate itself, then test the operator, the sensors and the remotes.

  • Swing and sliding gates on houses from the 1970s
  • Operators, keypads, sensors and remotes

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Inland heat and power shutoffs

What an inland valley does to a gate

El Cajon sits in an inland valley, and it runs hotter than the coast. NOAA's 1991-2020 normals for the El Cajon station list a mean daily high of 88.6 degrees in August and a record of 114 degrees on September 5, 2020. Heat ages batteries and plastic parts and dries out lubricant on hinges and rollers.

KPBS reported in January 2025 that parts of El Cajon could be shut off by SDG&E public safety power shutoffs during high winds. That says could, not did, but an electric gate without a healthy backup battery can stay shut or open during any outage, so it is worth knowing how to release the operator by hand.

Before summer, test the backup battery, wipe the sensor lenses and check that the gate moves freely when the operator is released.

  • Replace backup batteries before the hot months
  • Know how to release the operator by hand
  • Wipe sensor lenses and lubricate hinges

Rules to know

Permits, HOAs and emergency access in El Cajon

City permits. The City of El Cajon's Building and Fire Safety Division is at City Hall, 200 Civic Center Way, third floor, phone (619) 441-1726, and the city site is elcajon.gov. We could not confirm a gate-specific rule on a city page, so ask the division whether a new gate, a gate operator or its wiring needs a permit.

Fire hazard maps. The city publishes Fire Hazard Severity Zone maps. We could not confirm which El Cajon addresses fall in a very high zone, so check the map for your property.

Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.

HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.

Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.

FAQ

El Cajon gate repair: questions we hear

Is there gate repair near me in El Cajon?

Yes. Emil Garage Doors repairs swing and sliding driveway gates in El Cajon (ZIP codes 92019, 92020 and 92021) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.

Is there electric gate repair near me in El Cajon?

Yes. Electric gate repair near me in El Cajon means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.

What is the difference between gate repair and electric gate repair in El Cajon?

Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.

Why does my electric gate hum but not open?

A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.

How much does gate repair cost in El Cajon?

The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.

My gate does not work during a power outage. What can I do?

Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.

Should electric gates be serviced?

Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.

Can you repair a gate operator from any brand?

We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.

Which ZIP codes do you serve in El Cajon?

El Cajon uses ZIP codes 92019, 92020 and 92021, and 92022 is for PO boxes only. ZIP 92019 includes some Rancho San Diego addresses and 92021 includes Crest, which are outside the city limits, so call us with your address if you are not sure we reach you.

Can an electric gate work during a power shutoff in El Cajon?

KPBS reported that parts of El Cajon could be affected by SDG&E public safety power shutoffs. A gate with a good backup battery can keep working for a while, and one without it needs a hand release. We test the battery and show you where the release is.

Can a handyman fix a gate?

A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.

Do you repair garage doors in El Cajon too?

Yes. See garage door repair in El Cajon for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
