What Elk Grove Village weather does to a garage door
The closest station table we could use is Chicago O'Hare, which puts the January average high at 31.6 degrees and the low at 18.8, the July high at 84.5, and the year at about 38 inches of precipitation and 38 inches of snow, according to Wikipedia's 1991-2020 normals. O'Hare sits directly next to the village, according to Wikipedia, so this is the closest reading we have, though it is still not a village measurement. Cold stiffens grease and weatherstripping, loads the opener and can finish off a spring that is already near the end of its cycles.
During the January 30-31, 2019 polar vortex the Weather Service's record-cold page lists O'Hare at minus 23 degrees with a wind chill of minus 52, and Elgin at minus 25; it says not all of the data are official and does not list Elk Grove Village itself. The National Weather Service's write-up of the August 10, 2020 derecho lists EF-1 tornadoes in DuPage County at Wheaton and at Lombard and Villa Park and in Cook County from Oak Forest to Midlothian and from Lincolnwood to Rogers Park, and says at least a million customers lost power across the damage area. Elk Grove Village appears there only in the rainfall table, and we could not verify Elk Grove Village-only gusts or outage figures. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, put a light lubricant on the rollers and hinges, and test the safety reverse with a board on the floor. After a hard freeze, check that the bottom seal has not frozen to the slab before you press the button.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

A planned suburb of 1960s and 1970s houses, with a large block of apartments
According to the Census Bureau's American Community Survey for 2020-2024, Elk Grove Village has about 13,687 housing units with a median year built of 1974. About 24 percent were built in the 1960s and about 29 percent in the 1970s, and about 40 percent date from before 1970. A door that came with one of those houses is now 45 to 65 years old, so many are on a second or third set of springs and an opener that has been swapped at least once.
About 59 percent of the village's homes are single-family detached houses, about 12 percent are attached and about 24 percent are in buildings of five units or more; about 75 percent of occupied homes are owner-occupied. Wikipedia says the village was founded as a planned suburban community and that Centex Corporation built most of its houses, which is why rows of the same house style repeat from street to street. We could not verify any homeowners' association rules, so ask yours, or your building manager, before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original-era springs and chain-drive openers on 1960s and 1970s houses
- Matching doors on rows of similar houses

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What your garage door is telling you in Elk Grove Village
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Elk Grove Village
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Elk Grove Village is an incorporated village with its own government. Its Community Development department can be reached at (847) 357-4220, according to a search summary of the village's online-permitting handout on elkgrove.org; the village site would not open for us, so please confirm by phone. We found no village page that says whether a replacement garage door or an opener swap needs a permit, so ask the department before the work. A search summary of a village permit document says contractors other than roofers need a Village Contractors license before a permit is issued; we could not confirm the details or how they apply to garage door work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set village by village.

Elk Grove Village garage door repair: questions we hear
Is there garage door repair near me in Elk Grove Village?
Yes. Emil Garage Doors repairs garage doors in Elk Grove Village (ZIP 60007) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Elk Grove Village?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Elk Grove Village?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Elk Grove Village?
Elk Grove Village's street ZIP code is 60007, according to ZIP directories, and that ZIP also reaches a little beyond the village. Call us if your address is near Schaumburg, Roselle or Bensenville and you are not sure we reach it.
Do you work on the older doors in Elk Grove Village's 1960s and 1970s houses?
Yes. According to Census estimates, about 40 percent of Elk Grove Village homes were built before 1970, and the doors, springs and openers on them are often worn or already replaced once. We weigh and balance the door and explain what we find before we quote.
Do you repair garage doors after a storm in Elk Grove Village?
Yes. Strong wind can bend a track or push a door off its rollers, and a fallen limb can dent panels. We check the track, panels, springs and opener, explain what we find and quote the price before any work starts.
Can a handyman fix a garage door?
A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
