What Braintree weather does to a garage door
Braintree has no weather table of its own that we could verify, so these are regional figures. Boston Logan Airport shows a January mean low near 23 degrees, a July mean high near 82, about 44 inches of precipitation and about 49 inches of snow a season, while the higher Blue Hills station used for Quincy shows about 54 inches of precipitation and about 70 inches of snow. Braintree sits between the two. Cold stiffens springs and cables and hardens the bottom seal.
The town says more than 9 inches of rain fell over a few days in March 2010, and the Monatiquot and Farm Rivers overflowed their banks, flooding homes, businesses and intersections including the Union Street rotary. Where water reaches a garage, bottom brackets, tracks and low-mounted openers rust sooner, and road salt tracked in does the same.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a heavy rain, check the bottom seal and the base of the door for damp.
- Check the bottom seal before the first freeze
- Look for damp at the base of the door after heavy rain

Mid-century houses on the South Shore, with owners in most of them
According to the Census Bureau's 2020-2024 American Community Survey, Braintree has about 15,160 housing units and the median home was built in 1957. About 65 percent are detached single-family houses, about 22 percent are in buildings of five or more units, and about 78 percent of households own their home. Many doors and openers here are on their second or third set of springs.
Wikipedia says Braintree was settled in 1625, incorporated as a town in 1640 and split to form Quincy, Randolph and Holbrook. It is officially still the Town of Braintree, with a mayor and council. South Shore Plaza, Sunset Lake, Pond Meadow Park and the Thayer Public Library are among its landmarks. We could not confirm a current local historic district boundary, so ask the town if your house is an older one.
Tell us your street and the age of the door, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |

Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Braintree
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
Town permits. Braintree's Municipal Licenses and Inspection department, Building Division, is at Town Hall, 1 John F. Kennedy Memorial Drive, phone 781-794-8070. The town's permit FAQ says a building permit is needed for work such as roofing, siding, decks, garages and "new or replacement windows and doors". It does not name garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call the Building Division before the work or see braintreema.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units. It bars contractors from working without a registration certificate and from advertising home improvement work without the registration number. The state building code exempts ordinary repairs and some minor work from a permit application, but its list does not name door replacement. The town has a demolition delay ordinance for significant buildings; we could not confirm whether any local historic district reviews garage doors.

Braintree garage door repair: questions we hear
Is there garage door repair near me in Braintree?
Yes. Emil Garage Doors repairs garage doors in Braintree (ZIP 02184) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Braintree?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Braintree?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Braintree?
Braintree's street ZIP code is 02184, which covers the whole town. 02185 is PO boxes only. Call us if you are not sure we reach your address.
Does Braintree require a permit to replace a garage door?
The town's permit FAQ lists new or replacement windows and doors as work that needs a permit but does not name garage doors, so we cannot say for certain. Call the Building Division at 781-794-8070 before a replacement, and tell us when you call so we can plan the visit.
Do you repair openers on 1950s houses in Braintree?
Yes. Many Braintree homes were built in the 1950s and 1960s, and an opener or a set of springs from that era is often ready for replacement. Tell us the age of the door and what it does, and we plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
