Three-deckers, multi-family houses and single-family streets

According to Census Bureau figures reported by city-data.com (ACS 2024), Worcester has about 89,700 housing units: roughly 30 percent are detached single-family houses, 9 percent are two-family houses, 24 percent are in buildings of three or four units and 31 percent are in buildings of five or more units. About 44 percent of occupied homes are owner-occupied. The Census Reporter profile shows a median owner-occupied home value of about $412,000. Wikipedia says the three-decker house originated in Worcester and lines many of its streets.

Wikipedia names the neighborhoods Main South, Quinsigamond Village, Shrewsbury Street, Kelley Square, Vernon Hill, Union Hill, Grafton Hill, Greendale, Burncoat, Tatnuck, Indian Lake and Webster Square, among others. Three-deckers often have a single-car garage or a door under the stairs, narrower than a modern opening, so we measure before we quote. The city has four local historic districts (Crown Hill, Elm Park, Montvale and Massachusetts Avenue); ask the Historical Commission before you change a door there.

Tell us your street and whether the garage is attached, detached or under a three-decker, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Worcester weather does to a garage door

According to the weather box on Wikipedia's Worcester page, from the airport station on Tatnuck Hill and 1991-2020 normals, the July mean daily high is near 80 degrees, the January mean daily low is near 17, and the city gets about 48 inches of precipitation and roughly 64 to 73 inches of snow a year. Wikipedia calls the city very prone to nor'easters. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks and hardware.

On January 27, 2015 Worcester recorded almost 32 inches of snow in a day, which Wikipedia calls the highest single-day total in Massachusetts since records began in 1892. More than 140,000 Worcester County households lost power at the peak of the December 2008 ice storm, according to a Harvard Press article, and about 1,800 Worcester residents were without power the morning after Tropical Storm Isaias in 2020, according to Patch. When the power goes out, the opener will not lift the door, so know where the red manual release cord is.

Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.

  • Clear ice and snow from the bottom seal
  • Know where the manual release is
  • Lubricate rollers and hinges before winter

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Rules to know

Opener safety, permits and design rules in Worcester

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Worcester is a city whose Building & Zoning division is part of Inspectional Services, 25 Meade Street (508-799-1198; inspections@worcesterma.gov), open Monday to Friday 8 a.m. to 4:30 p.m. The city's page says work may begin only after approval, payment and permit issuance, and that working without a required permit carries a $500 fine for residential property on top of the permit fee. It lists exemptions for sheds, fences, retaining walls and tents but not doors or garage doors, so we could not confirm whether a replacement or an opener swap needs a permit. Ask the division before the work at worcesterma.gov.

State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the city's answer is the one that counts. Worcester has four local historic districts under state law (Crown Hill, Elm Park Neighborhood, Montvale and Massachusetts Avenue); the Historical Commission's published agendas show garage door replacements have come before it, so ask the commission first if your house is in one.

FAQ

Worcester garage door repair: questions we hear

Is there garage door repair near me in Worcester?

Yes. Emil Garage Doors repairs garage doors in Worcester (ZIP 01602) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Worcester?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Worcester?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Worcester?

We serve Worcester's street ZIP codes 01602 through 01610. Call us if you are not sure we reach your address.

Does Worcester require a permit to replace a garage door?

We could not confirm it. The city's Building & Zoning page lists exemptions for sheds, fences and retaining walls but never mentions garage doors, so call 508-799-1198 before a replacement, and tell us when you call so we can plan the visit.

Can I change my garage door if my Worcester house is in a historic district?

Ask first. The city has four local historic districts (Crown Hill, Elm Park, Montvale and Massachusetts Avenue), and the Historical Commission's agendas show garage door requests have come before it. Contact the commission before you order a new door.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
