What Glenn Heights weather does to a garage door
We found no Glenn Heights-only climate table, so these figures are for the Grand Prairie area, from Wikipedia's 1981 to 2013 normals: July and August highs near 95 to 96 degrees, a January mean low of 36.5 and about 37 inches of precipitation a year. Heat wears springs and cables, and a freeze stiffens lubricant on rollers and hinges.
Next door in DeSoto, the National Weather Service surveyed an EF0 tornado on February 20, 2018 that damaged several homes, and one lost its garage roof. City-stats.com, citing FEMA, rates Glenn Heights as relatively moderate for natural hazard risk. The February 2021 freeze brought rotating power outages to the Dallas and Fort Worth area, so know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for bent track sections and dented panels before you run the opener.
- Lubricate rollers and hinges twice a year

A young suburb of newer subdivisions
According to city-stats.com's reading of the 2023 American Community Survey, about 79 percent of Glenn Heights homes are owner-occupied and the median home value is about $252,200. Real estate sites put the median year built around 2003 or 2004; we could not read that figure from the Census directly. Most original doors and openers are therefore two decades old, with their first springs near the end of their rated life.
The city lists 23 subdivisions, including Heritage Lakes at Bear Creek, Villages at Charleston, Hampton Park and Magnolia Farms. Over half of the city's land is still undeveloped, according to Wikipedia, so new homes keep arriving. We could not verify homeowner association rules in these subdivisions, so ask your association before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- First springs and openers wearing out on 2000s homes
- Wide doors on newer two-story homes

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

What your garage door is telling you in Glenn Heights
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Glenn Heights
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Glenn Heights is its own city, so its rules come from the City of Glenn Heights. City Hall is at 1938 S. Hampton Road, phone 972-223-1690, website glennheightstx.gov. A city permitting FAQ from 2019 says permits are needed for new construction and for some repair work or alteration, and that a permit expires 180 days after it is issued. We could not read the FAQ in full and it does not say whether a garage door or opener replacement needs a permit, so ask City Hall before the work.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page says a company that only installs garage door or door openers, with keypads, remotes and wall buttons, needs no DPS license unless the opener is connected to an alarm or can log who comes and goes. Electrical work falls under the state's TDLR.

Glenn Heights garage door repair: questions we hear
Is there garage door repair near me in Glenn Heights?
Yes. Emil Garage Doors repairs garage doors in Glenn Heights (ZIP 75154) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Glenn Heights?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Glenn Heights?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Glenn Heights?
Glenn Heights uses ZIP code 75154, which it shares with some Red Oak and Ovilla addresses. The city lies partly in Dallas County and partly in Ellis County. Call us if you are not sure we reach your address.
Do you service garage doors in Heritage Lakes and the other subdivisions?
Yes. The city lists 23 subdivisions, including Heritage Lakes at Bear Creek and Villages at Charleston. If you have a homeowner association, check its rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
How long do springs last on a newer home?
Standard torsion springs are rated for a set number of open-and-close cycles, and a busy family can reach that number in about ten to fifteen years. If the door feels heavy, is slow to rise or the opener strains, call us before a spring breaks.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
