According to city-data.com's housing page, which uses 2024 American Community Survey estimates, Lakewood has about 29,300 housing units and a median year built of 1967 for houses and condos. About 44 percent of units are detached houses, about 32 percent are in buildings of five or more units and about 4 percent are mobile homes. About 52 percent of households rent, though the page's own counts do not add up exactly. Wikipedia counts 26,999 housing units in the 2020 census.

What Lakewood weather does to a garage door
We did not find a climate table for Lakewood. The nearest official table, Tacoma's NOAA 1991-2020 normals on Wikipedia, shows a July mean high of 76.8 degrees, a January mean low of 37.4 and 40.81 inches of precipitation a year. Constant damp rusts springs, cables, rollers and hinges and wears bottom seals.
A Patch story, undated, reported 651 Puget Sound Energy customers without power west of Steilacoom Lake after a storm, and Lakewood police posted photos of trees and power lines down at Gravelly Lake Drive and Nyanza Road in a separate windstorm. The November 19-20, 2024 bomb cyclone left more than 474,000 customers without power across the region. When the power fails, the red manual-release cord is how you open the door by hand.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, check the track brackets before you run the opener.
- Wipe and lubricate rollers and hinges against rust
- Check track brackets after a windstorm
- Know where the manual release is

Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Lakewood is its own city. The Permit Center at City Hall, 6000 Main St SW, is reached through Planning and Public Works at 253-512-2261, with hours Monday to Friday 8:30 am to 4 pm, and an Online Permit Center takes applications, fees and inspection requests. The city page lists no exemptions and does not mention garage doors or historic districts, so we could not confirm a garage-door-specific rule; ask the city at cityoflakewood.us before a replacement. We also could not verify local wind-load or HOA rules.
State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists a $30,000 bond for general contractors and a $15,000 bond for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

Lakewood garage door repair: questions we hear
Is there garage door repair near me in Lakewood?
Yes. Emil Garage Doors repairs garage doors in Lakewood (ZIP 98499) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lakewood?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lakewood?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lakewood, Washington?
We serve the street ZIP codes 98499, 98498 and 98439. ZIP 98499 and 98439 are shared with Joint Base Lewis-McChord addresses, so call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Lakewood?
We could not confirm a garage-door-specific rule. The city's permit page lists no exemptions and does not mention garage doors, so ask the Permit Center at 253-512-2261 before a replacement.
Can a renter in Lakewood get a garage door repaired?
Yes. About half of Lakewood's households rent, according to city-data.com. Ask your landlord or property manager first, then give us their contact and we speak to them directly about the repair and the price.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
