Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Apache Junction homes

A city where manufactured homes are the largest housing type

According to the Census Bureau's American Community Survey (2020-2024 five-year estimates), Apache Junction has about 22,000 housing units. About 46 percent are mobile or manufactured homes and about 40 percent are single-family detached houses, which makes it unusual among East Valley cities. About 79 percent of occupied homes are owner-occupied, the median year built is 1994, and nearly two thirds of the homes went up between 1980 and 2009. The city says it has adopted its own construction standards for installing and repairing manufactured homes, mobile homes and park models.

The area was once called Youngberg, and the city is named for the junction of the Apache Trail and the Old West Highway, according to Wikipedia. It incorporated in 1978 and annexed about ten square miles to its south in October 2021. About 18 percent of housing units are vacant, and we could not find a source that says why. We could not verify any garage door rule for a particular park, subdivision or association, so ask before you change a door style.

Tell us your cross street, the door size and whether it is a garage or a carport opening, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Apache Junction weather does to a garage door

Wikipedia's climate table for Apache Junction, based on the NOAA station Apache Junction 5 NE, gives a July mean daily high of 105.2 degrees, a January mean daily low of 42.8 and about 12.6 inches of precipitation a year. The record high is 119 degrees and the record low is 17, set on January 14, 2007. Heat dries out lubricant and rubber seals and speeds spring fatigue, and a cold morning can stiffen seals and rollers.

Monsoon wind is the bigger threat. On August 23, 2022, the city closed several intersections for debris or downed power lines, and more than 4,600 SRP customers in Apache Junction lost power, according to azfamily. Know where your red manual release cord is, and ask us about an opener with battery backup.

Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a dust storm, clear the grit from the tracks.

Rules to know

Opener safety, permits and design rules in Apache Junction

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Apache Junction is its own city, so its rules come from the City of Apache Junction. The Division of Building Safety and Inspection, part of Development Services, takes applications through the online MyGovernmentOnline system. Its building official can be reached at (480) 474-5156 or buildingpermits@apachejunctionaz.gov, and City Hall is at 300 E. Superstition Boulevard, phone 480-982-8002. The city's guides for remodels and other home projects name garage conversions, roofs and windows but not garage door replacement, springs or openers, and we could not confirm which code edition applies, so call Building Safety before the work or visit apachejunctionaz.gov. A local news column says nearby unincorporated places such as Gold Canyon are permitted by Pinal County, not the city.

State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

FAQ

Apache Junction garage door repair: questions we hear

Is there garage door repair near me in Apache Junction?

Yes. Emil Garage Doors repairs garage doors in Apache Junction (ZIP 85119) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Apache Junction?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Apache Junction?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Apache Junction?

Apache Junction's street ZIP codes are 85118, 85119 and 85120. ZIP codes 85117 and 85178 are for PO boxes only, and 85118 and 85119 also cover places outside the city such as Gold Canyon, so tell us your street address and we confirm the visit.

Does a garage door or opener job in Apache Junction need a permit?

We could not confirm it. The city's home-project guides do not name garage doors, springs or openers. Call Building Safety at (480) 474-5156 before a replacement or an opener swap.

Do you also serve Gold Canyon, Mesa and Queen Creek?

Yes. We serve Apache Junction and the nearby places of Gold Canyon, Mesa, Queen Creek and San Tan Valley. Call with your address and we confirm the visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
