What Gilbert weather does to a garage door
Wikipedia's climate table for Gilbert, which credits The Weather Channel, gives a July mean daily high of 106 degrees and a January mean daily low of 41. The record high is 119 degrees and the record low is 15. In general, heat like that dries out lubricant and rubber seals, speeds spring fatigue and makes an opener motor work harder, and the cold mornings in winter can stiffen seals.
Storms add dust and outages. Local news reported that a wall of dust covered the Chandler and Gilbert area on September 2, 2022, with nearly 5,000 SRP customers without power at the height of the storm. Know where your red manual release cord is, and ask us about an opener with battery backup so the door still works in an outage.
Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a dust storm, clear the grit from the tracks.
- Clean tracks and sensor lenses after dust storms
- Know where the manual release is
- Lubricate rollers and hinges twice a year

A town of 1990s, 2000s and 2010s subdivisions
According to the Census Bureau's American Community Survey (2024 1-year estimates), Gilbert has about 104,300 housing units. About 83 percent are single-family detached houses and about 74 percent of occupied homes are owner-occupied. The median year built is 2004, and roughly 56 percent of homes were built in 1990-2009, so the original springs, cables and openers on many Gilbert doors are now 17 to 35 years old.
Gilbert incorporated on July 6, 1920 as a farming town on the rail line and was known as the Hay Capital of the World in the early 1900s, according to Wikipedia. Its 1913 elementary school now holds the Gilbert Historical Museum. The newer streets around it grew fast: the census count rose from about 208,500 in 2010 to about 267,900 in 2020. We could not verify the association rules for any named community, so check your association's design rules before you choose a new door style or color.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

What your garage door is telling you in Gilbert
A starting point. We confirm the cause on site.

| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |

Opener safety, permits and design rules in Gilbert
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
Town permits. Gilbert is an incorporated town with its own town government, so its rules come from the Town of Gilbert and not from Mesa or Chandler. According to town permit forms listed in search results, the permit office is at 90 E. Civic Center Drive, phone (480) 503-6700, and applications go through the town's One Stop Shop portal. We could not read the town's own pages, so confirm those details. We could not confirm whether a garage door replacement, spring repair or opener swap needs a Gilbert permit, or which code edition applies, so ask the town's permit office before the work.
State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

Gilbert garage door repair: questions we hear
Is there garage door repair near me in Gilbert?
Yes. Emil Garage Doors repairs garage doors in Gilbert (ZIP 85234) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Gilbert?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Gilbert?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Gilbert?
Gilbert's street ZIP codes are 85233, 85234, 85295, 85296, 85297 and 85298. ZIP 85299 is for PO boxes only. Call us if you are not sure we reach your address.
Is Gilbert a city, and who sets the permit rules?
Gilbert is an incorporated town, and the Town of Gilbert sets its own permit rules. We could not confirm a garage-door-specific permit rule, so ask the town's permit office before a replacement or opener swap.
Do you also serve Mesa, Chandler and Queen Creek?
Yes. We serve Gilbert and the nearby cities of Mesa and Chandler and the town of Queen Creek. Call with your address and we confirm the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
