A city of 1980s, 1990s and 2000s houses around a 1912 townsite
According to the Census Bureau's American Community Survey (2024 1-year estimates), Chandler has about 115,000 housing units. About 66 percent are single-family detached houses and about 63 percent of occupied homes are owner-occupied. The median year built is 1998, and about three quarters of all homes went up between 1980 and 2009, so many original springs and openers are 17 to 45 years old.
Dr. A.J. Chandler laid out the townsite in 1912, and Chandler incorporated on February 16, 1920, according to Wikipedia. Downtown still follows that grid around Arizona Avenue, and the National Register lists the San Marcos Hotel and the McCullough-Price House. We could not verify any garage door rule for historic sites or the rules of any named community association, so ask before you change a door style or color.
Give us your cross street and the door size, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

What Chandler weather does to a garage door
Wikipedia's climate table for Chandler, which credits The Weather Channel, gives a July mean daily high of 106 degrees, a January mean daily low of 41 and about 9.2 inches of precipitation a year. The record high is 119 degrees and the record low is 15. In general, heat like that dries out lubricant and rubber seals, speeds spring fatigue and makes an opener motor work harder.
Storms add dust and outages. Local news reported that a wall of dust covered the Chandler and Gilbert area on September 2, 2022, with nearly 5,000 SRP customers without power at the height of the storm, and a storm on August 20, 2026 cut power to about 17,000 SRP customers across Maricopa County at its peak. Know where your red manual release cord is, and ask us about an opener with battery backup.
Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a dust storm, clear the grit from the tracks.
- Clean tracks and sensor lenses after dust storms
- Know where the manual release is
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Chandler
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Chandler is its own city, so its rules come from the City of Chandler. The Development Services Department's permit counter is at 215 East Buffalo Street, phone (480) 782-3000, and its Homeowner's Building Permit Manual (revised April 2026) gives the Plan Reviewer of the Day, at 480-782-3078, for questions about whether a permit is needed. The manual's list of work that needs no permit names sheds, fences, sidewalks, finish work and like-for-like replacements of items such as water heaters and roof coverings, but not garage doors or openers, and it says ordinary repairs do not include electric wiring. We could not confirm whether a garage door replacement, spring repair or opener swap needs a permit, so call before the work.
State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

Chandler garage door repair: questions we hear
Is there garage door repair near me in Chandler?
Yes. Emil Garage Doors repairs garage doors in Chandler (ZIP 85225) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Chandler?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Chandler?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Chandler?
Chandler's street ZIP codes are 85224, 85225, 85226, 85248, 85249 and 85286. ZIPs 85244 and 85246 are for PO boxes only, and 85248 also carries the Sun Lakes name. Call us if you are not sure we reach your address.
Does a garage door or opener job in Chandler need a permit?
We could not confirm it. The city's permit manual lists the work that needs no permit but does not name garage doors or openers, and it points questions to the Plan Reviewer of the Day at 480-782-3078. Ask before a replacement or an opener swap.
Do you also serve Gilbert, Mesa and Tempe?
Yes. We serve Chandler and the nearby cities of Mesa and Tempe and the town of Gilbert. Call with your address and we confirm the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
