An older inner suburb with a lot of apartments

According to the Census Bureau's American Community Survey (2024 1-year estimates), Tempe has about 91,400 housing units. Only about 36 percent are single-family detached houses, about 45 percent are in buildings of five or more units and only about 41 percent of occupied homes are owner-occupied. The median year built is 1986, and about 36 percent of homes predate 1980, so many house garage doors and openers are 35 to 55 years old.

Wikipedia describes a dense, urban north around Arizona State University and the light rail, and lower-density single-family streets, strip malls and office parks as you go south. The city was incorporated as a town in 1894 and takes its name from the Vale of Tempe in Greece, and it lists numerous National Register properties. We could not verify any garage door rule for historic properties or the rules of any named neighborhood association, so ask before you change a door style or color.

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Tempe weather does to a garage door

Wikipedia's climate table for Tempe, which uses NOAA 1991-2020 normals, gives a July mean daily high of 105.9 degrees, a January mean daily low of 38.5 and about 8.8 inches of precipitation a year. The record high is 119 degrees and the record low is 16. Wikipedia notes a bigger swing between day and night than in Phoenix. In general, heat dries out lubricant and rubber seals and speeds spring fatigue, and cold mornings can stiffen seals.

Storms are mostly monsoon wind and dust, but Tempe has also had a rare F2 tornado: on August 30, 1971 it injured 41 people, the most injuries from a tornado in Arizona, according to Wikipedia. A storm on August 20, 2026 cut power to about 17,000 SRP customers across Maricopa County at its peak, according to local news. Know where your red manual release cord is, and ask us about an opener with battery backup.

Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a dust storm, clear the grit from the tracks.

  • Clean tracks and sensor lenses after dust storms

Rules to know

Opener safety, permits and design rules in Tempe

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Tempe is its own city, so its rules come from the City of Tempe. According to search results for the city's Building Safety Division, it is at 31 East 5th Street, Garden Level East, and the number listed is 480-350-4311. We could not read the city's pages, so confirm those details. We could not confirm whether a garage door replacement, spring repair or opener swap needs a Tempe permit, or which code edition applies, so call Building Safety before the work. Historic properties can carry a city historic overlay, which is set property by property.

State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

FAQ

Tempe garage door repair: questions we hear

Is there garage door repair near me in Tempe?

Yes. Emil Garage Doors repairs garage doors in Tempe (ZIP 85281) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Tempe?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Tempe?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Tempe?

Tempe's street ZIP codes are 85281, 85282, 85283 and 85284. ZIPs 85280 and 85285 are for PO boxes only, and 85283 also carries the Guadalupe name. Call us if you are not sure we reach your address.

Do you repair garage doors for rental homes and townhomes in Tempe?

Yes. Tell us the door type and what it is doing, and ask your landlord or association what it needs before you choose a new door. We explain what we find and quote the price before we start.

Do you also serve Mesa, Chandler, Scottsdale and Guadalupe?

Yes. We serve Tempe and the nearby cities of Mesa, Chandler and Scottsdale and the town of Guadalupe. Call with your address and we confirm the visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
