Master-planned communities and 1990s houses from Old Town to the north
According to the Census Bureau's 2024 American Community Survey (1-year estimate), Scottsdale has about 139,800 housing units. About 50 percent are single-family detached houses, about 13 percent are townhomes or duplexes and about 37 percent are in buildings with two or more units. About 65 percent of occupied homes are owner-occupied and the median year built is 1991. About 13 percent of units are not occupied by a usual resident, a share that includes seasonal and second homes, and a door that is used only part of the year still ages in the heat.
Wikipedia names master-planned communities such as Scottsdale Ranch (1978), Gainey Ranch (1980), Desert Mountain (1986), McDowell Mountain Ranch (1992) and DC Ranch, and a Scottsdale Historic Register that includes the 1909 Little Red Schoolhouse in Old Town. We could not verify association rules for any community or whether changing a garage door in Old Town needs review, so check with your association and the city first.
Give us your cross street and the door size and we book the soonest visit. Wide custom doors are common on larger homes, so tell us the width and we weigh the door before choosing springs.

What Scottsdale weather does to a garage door
Wikipedia's climate table for Scottsdale uses the Scottsdale Municipal Airport station. NOAA 1991-2020 normals give a July mean daily high of 104.1 degrees, a January mean low of 43.4 and about 8.7 inches of rain a year. The city's own plan-review checklist lists a design wind speed of 105 mph and a summer outdoor design temperature of 105 degrees. Long heat dries out rubber seals and lubricant and wears springs, cables and opener electronics.
Dust and wind arrive with the monsoon. A local TV live blog reported east winds of 40 to 50 mph in Scottsdale in a dust storm on September 2, 2025, and a July 2023 storm brought gusts over 60 mph at Scottsdale Airport, according to local news reports. Pull the red release cord before you lift the door by hand, and ask us about an opener with battery backup.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a dust storm, wipe the safety sensors clean.
- Check seals and weatherstripping each spring
- Know where the manual release is
- Wipe the safety sensors after a dust storm

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Scottsdale is its own city, so its rules come from the City of Scottsdale. The One Stop Shop for permits is at 7447 E. Indian School Road, Suite 105, phone 480-312-2500, and new applications are filed online. The city's plan review checklist, last modified February 2023, lists the 2021 International Building Code, Residential Code and Fire Code, and we could not check whether that has changed. The city's minimum permit application has a permit type for replacing an existing window or door at a single-family home, but we could not open that page, and no city page we read names garage doors, springs or openers. So we could not confirm whether a garage door replacement needs a permit. Call the One Stop Shop before the work. We also could not verify garage door rules in the Old Town area.
Arizona rules. Under A.R.S. 32-1121(A)(14), which we read on the Arizona Legislature's site, work by someone without a contractor license is exempt only when it is casual or minor, the total contract price is under $1,000 and the job does not need a local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

Scottsdale garage door repair: questions we hear
Is there garage door repair near me in Scottsdale?
Yes. Emil Garage Doors repairs garage doors in Scottsdale (ZIP 85251) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Scottsdale?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Scottsdale?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Scottsdale?
Scottsdale's main ZIP codes are 85250, 85251, 85254, 85255, 85256, 85257, 85258, 85259, 85260, 85262 and 85266, according to zip-codes.com. Some of those mailing areas reach beyond the city, and 85268 is Fountain Hills, a separate town. Call us with your address if you are not sure we reach it.
Is my Scottsdale mailing address inside the city?
Not always. Some addresses with a Scottsdale mailing name, such as parts of the Kierland area, are in Phoenix, and Scottsdale Community College sits on Salt River Pima-Maricopa Indian Community land outside the city. That matters for permits, so tell us your address and we point you to the right office.
Does desert heat and dust affect my garage door in Scottsdale?
Yes. A July mean daily high of about 104 degrees dries out seals and lubricant and wears springs and cables. Dust storms can foul the safety sensors so the door will not close. Wipe the sensor lenses first, and if the door is slow, noisy or uneven, stop using the opener and call us.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
