Glendale homes

1980s houses around a historic downtown

This page is for Glendale, Arizona, in Maricopa County. According to the Census Bureau's 2024 American Community Survey (1-year estimate), the city has about 98,400 housing units. About 60 percent are single-family detached houses, about 30 percent are in buildings with two or more units and about 6 percent are mobile or manufactured homes. About 58 percent of occupied homes are owner-occupied and the median year built is 1987. About 34 percent were built before 1980 and another 42 percent between 1980 and 1999, so a lot of original doors and openers are past 25 years of use.

William John Murphy named the land Glendale in 1887, the townsite was platted in 1895 and Luke Field was built around 1941, according to Wikipedia. Downtown has the Catlin Court Historic District, and Sahuaro Ranch is a historic ranch with its own city park on North 59th Avenue. We could not verify whether changing a garage door near those sites needs review, so ask the city first.

Give us your cross street and the door size and we book the soonest visit. We weigh the door before choosing springs, because a spring set that is off by a little will not lift it evenly.

What Glendale weather does to a garage door

Wikipedia's climate table for Glendale uses the Phoenix Sky Harbor station, not a Glendale station. NOAA 1991-2020 normals there give a July mean daily high of 106.5 degrees and a January mean low of 46.0, with a record high of 122 and about 7.2 inches of rain a year. Long, hot summers dry out rubber seals and lubricant, work springs and cables hard and make an opener motor labor in a hot garage.

Monsoon season is counted from June 15 to September 30. On August 25, 2025, a dust storm and monsoon storms left as many as 54,000 SRP customers and up to 12,000 APS customers without power in the Phoenix area, and SRP outages were reported near the Glendale-Peoria border, according to azfamily. Pull the red release cord before you lift the door by hand, and ask us about an opener with battery backup.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a dusty storm, wipe the safety sensors clean.

  • Check seals after each summer
  • Know where the manual release is
  • Wipe the safety sensors after a dust storm

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Glendale

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Glendale is its own city, so its rules come from the City of Glendale. Building Safety in the Development Services Center is at 5850 West Glendale Avenue, phone 623-930-2800. The city's building permits page explains how to apply and says drawings are usually required, but it does not list which work needs a permit or mention garage doors, springs or openers, so we could not confirm whether a garage door replacement needs a permit. Call Building Safety before the work or visit the city's building permits page. The city's Building Safety page links a 2024 code adoption letter, and we could not confirm which code edition is in force today.

Arizona rules. Under A.R.S. 32-1121(A)(14), which we read on the Arizona Legislature's site, work by someone without a contractor license is exempt only when it is casual or minor, the total contract price is under $1,000 and the job does not need a local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

FAQ

Glendale garage door repair: questions we hear

Is there garage door repair near me in Glendale?

Yes. Emil Garage Doors repairs garage doors in Glendale (ZIP 85301) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Glendale?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Glendale?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Glendale, Arizona?

Glendale's standard ZIP codes are 85301, 85302, 85303, 85304, 85305, 85306, 85308 and 85310, according to zip-codes.com. ZIP 85307 is a standard ZIP that also covers Luke Air Force Base. Call us with your address if you are not sure we reach it.

Do you serve homes near State Farm Stadium and Arrowhead Towne Center?

Yes. State Farm Stadium is in the west of the city and Arrowhead Towne Center is in the north, both inside Glendale. Tell us your cross street and the door size and we book the soonest visit.

What do I do if the power is out and my garage door will not open?

Pull the red release cord to disconnect the door from the opener, then lift the door by hand with care. If it feels heavy or uneven, leave it down and call us, because a spring may be worn. A storm on August 25, 2025 left tens of thousands of customers across the Valley without power.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
