Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

El Mirage homes

A young city of 2000s houses along the Agua Fria

According to the Census Bureau's 2020-2024 American Community Survey, El Mirage has about 11,900 housing units. About 86 percent are single-family detached houses, about 8 percent are mobile homes and about 70 percent of occupied homes are owner-occupied. The median age is 32.7 and the median year built is 2004. About 63 percent of homes were built in 2000-2009 and about 14 percent before 1990, so original springs and openers on many homes are now close to 20 years old.

The city covers about 10 square miles along US 60 (Grand Avenue) and the Agua Fria River, 19 miles from downtown Phoenix, according to Wikipedia. It became a town in 1951 and a city in 1983. Wikipedia lists the 1895 Agua Fria River Bridge and the former City Hall among its historic structures, and we found no review of home garage doors tied to them. We could not verify any association or master-planned communities, so ask yours before you change a door.

Tell us your cross street and the door size, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Summer heat, dust and monsoon gusts

What El Mirage weather does to a garage door

Wikipedia's El Mirage page shows 1991-2020 normals from the neighboring Youngtown station: a July mean daily high of 104.9 degrees, a January mean daily low of 41.1, a record high of 122 and a record low of 20, with about 8 inches of precipitation a year. In general, a hot garage dries out lubricant, rubber seals and plastic opener parts and speeds spring fatigue.

Dust and gusts load panels, tracks and sensors. Arizona's monsoon season is commonly counted from June 15 to September 30. A July 2022 storm with 65 mph gusts east and west of downtown Phoenix cut power to about 72,000 SRP and APS customers across the Valley, according to KTAR. We found no El Mirage-only damage report, but any outage means you need to know where the manual release is.

Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a dust storm, clear the grit from the tracks.

  • Clean tracks and sensor lenses after dust storms
  • Know where the manual release is
  • Lubricate rollers and hinges twice a year

Rules to know

Opener safety, permits and design rules in El Mirage

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. El Mirage is its own city, so its rules come from the City of El Mirage. The Building Safety Division of Development Services is at 10000 N El Mirage Road; we found two conflicting phone numbers, so use the contact details at elmirageaz.gov. A 2023 council memo recommended moving from the 2012 codes to the 2018 International Codes with local amendments, effective July 1, 2023, and we could not confirm any later update. A draft of the local amendments lists a 115 mph design wind speed (Exposure B), and we could not confirm the final vote. The part of the permit-exemption list that the draft prints names accessory structures, fences, retaining walls, sidewalks and similar items but no garage door or opener, so we could not confirm whether a garage door replacement, spring repair or opener swap needs a permit. Ask Building Safety before the work.

State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We found no garage door or opener classification in the Registrar of Contractors' residential list (A.A.C. R4-9-103) or commercial list (R4-9-102). Check any contractor's license number at roc.az.gov.

FAQ

El Mirage garage door repair: questions we hear

Is there garage door repair near me in El Mirage?

Yes. Emil Garage Doors repairs garage doors in El Mirage (ZIP 85335) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in El Mirage?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in El Mirage?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in El Mirage?

El Mirage has a single ZIP code, 85335. Call us if you are not sure we reach your address.

Do you also serve Surprise, Youngtown and Peoria?

Yes. We serve El Mirage and the nearby cities of Surprise, Peoria and Glendale and the town of Youngtown. Call with your address and we confirm the visit.

What should I do if the power goes out and my garage door will not open?

Pull the red release cord to disconnect the door from the opener, then lift the door by hand with care. If it feels heavy or uneven, leave it down and call us, because a spring may be worn.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
