A historic county seat with newer neighborhoods

According to the Census Bureau's American Community Survey (2020-2024 five-year estimates), Florence has about 8,100 housing units. About 70 percent are single-family detached houses, about 19 percent are mobile homes and about 87 percent of occupied homes are owner-occupied. The median year built is 2005, and about 58 percent of homes were built in 2000 or later, so many original springs and openers are 20 years old or less, while the oldest streets have doors that are decades older. A third-party profile says about half of the town's reported population lives in group quarters such as correctional facilities, so use the housing figures for homes.

Florence is the Pinal County seat. Levi Ruggles founded it on the south bank of the Gila River in the 1860s, and the town has a National Historic District with more than 25 buildings on the National Register of Historic Places, according to Wikipedia. Wikipedia also says the second Anthem development in Arizona, built by Pulte and Del Webb, is in Florence about six miles northwest of downtown. We could not verify whether a garage door change in the historic district or an association needs review, so ask first.

Tell us your cross street, the door size and what it does, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Florence weather does to a garage door

Wikipedia's climate table for Florence, which uses older National Climatic Data Center 1971-2000 normals, gives a July mean daily high of 102.4 degrees, a January mean daily low of 38.3 and about 10 inches of precipitation a year. The record high is 119 degrees and the record low is 11. Heat dries out lubricant and rubber seals and speeds spring fatigue, and a cold morning stiffens rollers and seals.

Monsoon gusts can be sudden. A downburst on the night of June 29, 2016 tore the roof off a home in Florence, broke windows and damaged porch awnings, according to ABC15, and nearly 2,000 customers in the area were still without power at 10 p.m. The Town's code amendments set a design wind speed of 115 mph. Know where your red manual release cord is, and ask us about an opener with battery backup.

Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a windy storm, look at the track before you run the opener.

  • Check tracks after a monsoon gust
  • Know where the manual release is
  • Lubricate rollers and hinges twice a year

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Rules to know

Opener safety, permits and design rules in Florence

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

Town permits. Florence is its own town, so its rules come from the Town of Florence. The Building Safety Division of Community Development is at 224 W. 20th Street, phone 520-868-7575, email TOFPermits@FlorenceAZ.gov, and residential permits are applied for through the Town's online portal. The Town's published code amendments adopt the 2018 International Residential Code, and their change to the permit exemptions only sets the size of exempt storage sheds. No Town page we read names garage doors, springs or openers, so we could not confirm whether a garage door replacement or opener swap needs a permit. Call Building Safety or visit florenceaz.gov before the work. Pinal County runs its own Building Safety office for areas outside the town.

State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

FAQ

Florence garage door repair: questions we hear

Is there garage door repair near me in Florence?

Yes. Emil Garage Doors repairs garage doors in Florence (ZIP 85132) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Florence?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Florence?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Florence?

Florence's street ZIP code is 85132. Tell us your street address and we confirm we reach it.

Does a garage door or opener job in Florence need a permit?

We could not confirm it. The Town's published code changes do not name garage doors, springs or openers. Call Building Safety at 520-868-7575 before a replacement or an opener swap, especially in the historic district.

Do you also serve San Tan Valley, Coolidge and Queen Creek?

Yes. We serve Florence and the nearby places of San Tan Valley, Coolidge, Queen Creek and Casa Grande. Call with your address and we confirm the visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
