A big city with a lot of 1970s and 1980s housing
According to the Census Bureau's American Community Survey (2020-2024 five-year estimates), Tucson has about 247,800 housing units. About 52 percent are single-family detached houses, about 8 percent are attached homes and about 6 percent are mobile homes, and only about 52 percent of occupied homes are owner-occupied. The median year built is 1979, and about 52 percent of the housing was built before 1980, including about 20 percent in the 1970s alone.
Wikipedia names old neighborhoods such as El Presidio, Barrio Viejo, Armory Park and Barrio Santa Rosa near downtown, and Sam Hughes east of the University of Arizona. A City of Tucson case record shows a garage door installation in the Armory Park zone needing a historic review before the work, so if your home is in a historic zone, ask the city before you change a door. We could not verify any rule for other neighborhoods or for homeowner associations.

What Tucson weather does to a garage door
At Tucson International Airport (1991-2020 normals, via Wikipedia) the July mean daily high is about 100 degrees and the January mean low about 41, with about 10.6 inches of rain a year, a record high of 117 and a record low of 6. Triple-digit heat dries lubricant, bakes rubber seals, softens plastic opener parts and wears torsion springs through thousands of cycles.
Monsoon storms usually start around early July, according to Wikipedia, and many areas lack storm sewers, so roads flood for a few hours. On July 11, 2024 an intense storm left over 20,000 Tucson Electric Power customers without power, according to KVOA. During an outage the opener stops, so know where your manual release is and ask us about a battery backup opener.
Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a storm, clear mud and grit from the bottom of the door and the tracks.
- Know where the manual release is
- Clean tracks and sensor lenses after storms
- Consider an opener with battery backup

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Tucson is its own city, so its rules come from the City of Tucson. The Planning and Development Services Department is at 201 N. Stone Ave., phone (520) 791-5550, website tucsonaz.gov. Its permit FAQ lists porches, additions and garages as common reasons for a permit but does not mention garage doors, springs or openers, so we could not confirm whether a replacement or an opener swap needs a permit. Call the department before the work. In a historic zone such as Armory Park, a city record shows a garage door installation needing a historic review first.
State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

Tucson garage door repair: questions we hear
Is there garage door repair near me in Tucson?
Yes. Emil Garage Doors repairs garage doors in Tucson (ZIP 85701) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Tucson?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Tucson?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Tucson?
Tucson has many street ZIP codes, including 85701, 85705, 85706, 85710, 85711, 85712, 85713, 85714, 85715, 85716, 85718, 85719, 85745, 85746, 85747, 85748 and 85756. Some Tucson ZIP codes are shared with nearby areas, so tell us your address when you call and we confirm we reach it.
Do you repair garage doors near the University of Arizona and downtown?
Yes. The older neighborhoods near the university and downtown have some of the city's older homes, and original springs, tracks and openers there are the ones we replace most often. If your home is in a historic zone, check with the city before you change a door style.
Do monsoon storms and outages affect garage doors in Tucson?
A storm outage stops the opener, so you lift the door by hand with the red release cord. Wind and flowing water can also bend a track or soak the bottom seal. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
