What Agoura Hills weather does to a garage door
Wikipedia's climate table for Agoura Hills shows average highs of 85 degrees in June, 91 in July, 92 in August and 89 in September, with a record high of 108 in September. Rainfall averages about 18 inches a year, mostly from November through March, with January and February the wettest at about 4 inches each. Long hot stretches bake the grease out of rollers and hinges, and winter rain settles in the bottom track and seal.
Fire and wind are part of life here. The November 2018 Woolsey Fire burned through the community during Santa Ana winds, and Agoura Hills was among the places with a full evacuation. In January 2025, evacuation warnings for the Kenneth Fire covered eastern Agoura Hills, and CAL FIRE reports no structures were destroyed. Power can drop during Santa Ana wind and fire-weather events, so a battery backup that works and a manual release you know how to use matter.
After a windy spell, wipe dust and ash off the tracks and check that the two sensors near the floor still face each other. Twice a year, oil the rollers and hinges and press the test button on the battery backup.
- Wipe tracks and sensors after wind and ash
- Test the battery backup twice a year
- Oil rollers and hinges before summer

Tract homes from the 1960s to the 1980s below Ladyface Mountain
According to the Census Bureau's 2020-2024 estimates, the median home in Agoura Hills was built in 1979. About 82 percent of occupied homes are owner-occupied, about 71 percent of all homes are detached single-family houses, and about 17 percent are attached homes such as townhomes and condos. A garage door that has run since the 1970s has usually been through many thousand open-and-close cycles, so wear shows up in more than one part.
Wikipedia says growth accelerated in the late 1960s after the Ventura Freeway came through, and the tract around Lake Lindero, with 746 homes at first, was built in the late 1960s and early 1970s on the former ranch. It names East Agoura, the Historic Quarter, Lake Lindero, Malibu Junction, Morrison Ranch, Old Agoura and the South End as neighborhoods. Many garages here are now 40 to 55 years old.
On doors this age we check the whole assembly, not only the part that failed: springs rated for a set number of cycles, cables, rollers, hinges and the opener. A spring set that has gone soft often sits next to a worn cable or a tired roller.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

Battery backup, permits and design rules in Agoura Hills
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Agoura Hills is its own city, so permit questions go to the City of Agoura Hills Building and Safety Division, not to Los Angeles: phone (818) 597-7334, email Permits@AgouraHillsCity.gov, agourahillscity.gov. The city's official window replacement handout says all window and exterior door replacements need a building permit, that a Planning review may come first and that HOA approval may be required where there is an HOA. The handout does not name garage doors, so we could not confirm a garage-door-specific rule. Call Building and Safety before you order a replacement door.
Fire hazard zone. The same handout says all Agoura Hills properties follow the construction standards for the Very High Fire Hazard Severity Zone. We could not confirm whether those standards cover garage doors, so ask the city when you plan a new door.

Agoura Hills garage door repair: questions we hear
Is there garage door repair near me in Agoura Hills?
Yes. Emil Garage Doors repairs garage doors in Agoura Hills (ZIP 91301) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Agoura Hills?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Agoura Hills?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Agoura Hills?
Agoura Hills uses ZIP code 91301, which also covers the unincorporated community of Agoura and part of Calabasas. ZIP 91376 is for PO boxes, and 91377 belongs mainly to Oak Park. Call us if you are not sure we reach your address.
Does a garage door replacement in Agoura Hills need a permit?
The city's handout says all window and exterior door replacements need a building permit, but it does not name garage doors, and we could not confirm a garage-door-specific rule. Call the Building and Safety Division at (818) 597-7334 before you order.
Is Agoura Hills in a high fire hazard zone?
The city's handout says all Agoura Hills properties follow the Very High Fire Hazard Severity Zone construction standards. Keep the tracks and sensors clean in windy weather and keep the opener's battery backup working so the door opens when the power fails.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Agoura Hills?
Yes. See gate repair and electric gate repair.
