Mostly 1950s houses, with apartments and mobile homes mixed in
According to the Census Bureau's 2020-2024 estimates, Bell has about 9,400 housing units and the median home was built in 1956. About 58 percent of the homes went up in 1959 or earlier and about 83 percent in 1979 or earlier. Doors and openers from those decades have had a long run of daily use, so we check every moving part on the door, not just the one that failed.
The same estimates put about 61 percent of units in single-family homes, about 48 percent of them detached, and about three out of four occupied homes are rented. Roughly one unit in seven is in a building of five or more units, and about 5 percent are mobile homes. If a landlord or property manager books the visit, tell us who gives access.
Bell was incorporated on November 7, 1927, and became a charter city after a 2005 vote. It grew from part of Rancho San Antonio, and the town took the Bell name in 1898. Gage Avenue is a main street, and Bell High School opened in 1925. Old openings can be out of square, so we measure before we order a new door.

What Bell weather does to a garage door
Bell has no weather station of its own in our sources, so we use two nearby references. Downtown Los Angeles, about six miles northwest, shows average highs near 77 degrees in June, 82 in July and 84 in August, a record of 113 in September and about 14 inches of rain a year. Adjacent Maywood shows an August average high near 89 degrees and about 15 inches of rain. Heat dries out lubricant, and winter rain settles into tracks and bottom seals.
Santa Ana winds blow across the Los Angeles area in autumn and winter. We found no Bell-specific wind or outage record, but a power cut can happen on any street, and an opener without a working battery backup cannot lift the door. Know where the manual release is and test it.
Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. Check that the two sensors near the floor still face each other.
- Oil rollers and hinges before summer
- Test the battery backup twice a year
- Check the bottom seal after heavy rain

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Battery backup, permits and design rules in Bell
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
Bell permits. Bell is a charter city with its own government, so the Building and Safety Division of its Community Development Department, at 6330 Pine Avenue, sets the permit rules, not Los Angeles and not Bell Gardens. The city page lists (323) 588-6211, says walk-ins are welcome and appointments are encouraged, and does not say whether a garage door replacement needs a permit. We could not confirm a garage-door-specific rule, so ask the city before a replacement. See cityofbell.gov.
Older homes. The Bell family's Victorian-style house at 4401 East Gage Avenue was named a California State Historical Resource in 2000. We found no historic-district rule that covers garage doors. If you own an older or designated home, ask the city before you change the exterior.

Bell garage door repair: questions we hear
Is there garage door repair near me in Bell?
Yes. Emil Garage Doors repairs garage doors in Bell (ZIP 90201) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Bell?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Bell?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Bell?
Bell uses ZIP code 90201, which it shares with Cudahy and the Bell Gardens area, so the ZIP is much larger than the city. ZIP 90202 is for PO boxes. Call us if you are not sure we reach your address.
Is Bell the same as Bell Gardens?
No. Bell and Bell Gardens are two different cities with separate city governments and separate building departments, even though they share ZIP code 90201. This page is for Bell, and Bell City Hall is at 6330 Pine Avenue.
Does a garage door replacement need a permit in Bell?
We could not confirm a garage-door-specific permit rule for Bell. The city sets its own rules, so ask the Building and Safety Division at (323) 588-6211 before a replacement or a new opener.
What is the most common problem with garage doors?
Broken torsion springs are the most common problem, followed by snapped cables, worn rollers, misaligned sensors and doors that jump their track. On a door that is decades old, expect more than one worn part.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Bell?
Yes. See gate repair and electric gate repair.
