Delta-plain suburbs built on old orchard land
According to the Census Bureau's 2020-2024 estimates, the median home in Brentwood was built in 2003, which is newer than the median in almost any Los Angeles-area city. About 82 percent of occupied homes are owner-occupied and about 90 percent of all homes are detached houses. The Census reports a median owner-occupied home value of about $836,600. Wikipedia reports the population rose from 23,302 in 2000 to 51,481 in 2010 and 64,292 in 2020.
Wikipedia says many farms and orchards gave way to suburban development after 1990, though cherries, corn and peaches are still grown and about 11,000 acres of the Contra Costa Agricultural Core border the city on three sides. It describes Trilogy at the Vineyards as an active-adult community and Carmel Estates as a gated community. We could not verify homeowners association counts, fees or door rules in any of them.
Most doors here are 10 to 25 years old, which is our reading of the median build year and not a measured figure. Springs are rated for a set number of open-and-close cycles, and a busy household with two or three cars can use them up. Tell us your cross street and whether it is a single door, a pair or a three-car garage, and we book the soonest visit.
- Springs reaching their rated cycles on 2000s doors
- Wide two- and three-car doors
- Opener replacement with battery backup

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Talk about the gold standard for superb professional courteous responsive customer service - these guys are always on time, their rates are very reasonable and IMO lowest in town, and their work is always quality - from spring replacements to extra FOB programming & delivery! The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What Brentwood weather does to a garage door
Wikipedia's climate table for Brentwood uses Weather.com monthly averages for ZIP 94513 and names no weather station, so treat the numbers as third-party. Average highs run about 86 degrees in June, 92 in July, 90 in August and 86 in September, with a record high of 117 and a record low of 18. Annual precipitation is about 13.3 inches, mostly from October to April, because the city sits in the rain shadow of Mount Diablo.
A news summary says PG&E's public safety power shutoff of October 26 to 28, 2019 covered much of Contra Costa County and that county lists included Brentwood. We saw only a search snippet and did not verify how often Brentwood loses power, so we do not claim a pattern. When the power is out, use the manual release, and call us if you suspect a broken spring instead of lifting a heavy door by hand. We did not verify wind records or a flood zone for the city.
Before summer, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. Check the lower seal for gaps, since heat and dust wear rubber.
- Know where the manual release is
- Test the battery backup before summer
- Oil rollers and hinges twice a year

Battery backup, permits and design rules in Brentwood
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Brentwood is its own city, so its rules come from the City of Brentwood, not a county or another city. The Building Division is at 150 City Park Way, and search summaries of the city's pages list 925-516-5405 and building@brentwoodca.gov, with permits handled through an online portal. The city site did not open for us, so we saw this only in summaries of the city's pages and a mirror of the site, and you should confirm the number and the walk-in hours. We could not confirm whether a garage door or opener replacement needs a permit, so ask the Building Division before the work.
Hills and fire zones. The west side of the city has rolling hills, according to Wikipedia, but we found no hillside, historic-district or fire-hazard-zone rule for Brentwood. If your home sits in a planned community, ask the association what it requires for a replacement door.

Brentwood garage door repair: questions we hear
Is there garage door repair near me in Brentwood?
Yes. Emil Garage Doors repairs garage doors in Brentwood (ZIP 94513) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Brentwood?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Brentwood?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Brentwood?
Brentwood homes use ZIP code 94513. According to zip-codes.com, that ZIP covers about 79 square miles, much more than the city, so some 94513 addresses are outside the city limits. We also serve nearby Oakley and Antioch, so call us with your street and we confirm we reach it.
Does a garage door replacement in Brentwood need a permit?
We could not confirm a garage-door-specific permit rule for Brentwood, because we found no city page on garage doors. Call the Brentwood Building Division at 925-516-5405 to ask whether your door or opener work needs a permit, and confirm that number with the city first.
Does my Brentwood HOA control my garage door?
We could not verify the rules of any Brentwood association. Wikipedia describes Carmel Estates as a gated community and Trilogy at the Vineyards as an active-adult community, but neither source tells us what they require for doors. Many associations review the color and style of a replacement door, so ask yours for its guidelines before you order.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Brentwood?
Yes. See gate repair and electric gate repair.
