Single-family homes from the 1970s growth boom
Cerritos was a dairy community until the 1960s and, Wikipedia says, was the fastest-growing city in California between 1970 and 1972. The Census Bureau's 2020-2024 American Community Survey puts the median home year at 1974, with about 88 percent of homes single-family and about 76 percent of occupied homes owner-occupied. The median owner-occupied home value was about $935,300.
Real-estate listings call the Shadow Park neighborhood guard-gated, and an HOA aggregator reports 21 HOAs in the city, though its method is not stated. We could not confirm any official count, so treat it as some neighborhoods having HOAs and check your association's rules before you change a gate.
On homes that are now about fifty years old, original hinges, posts and early operators are common, and we start with the gate itself before testing the electronics.

What the conditions do to a gate
Wikipedia describes a Mediterranean climate in Cerritos, with average highs from about 68 degrees in January to about 85 in August, and says a breeze off the San Gabriel River keeps the city cooler than much of the basin. Its table for the Long Beach Airport station lists annual rain near 12 inches. Milder heat is easier on batteries than desert heat, but it does not stop them aging.
The Los Cerritos News reported that on June 28, 2013 a heat-wave outage hit 4,708 Cerritos customers, with the cause not known at the time. When the power drops, a gate with a weak backup battery can stay shut, and the manual release becomes the only way in.
Once a year, replace an old backup battery, wipe the sensor lenses and test the release.
- Replace aging backup batteries
- Test the manual release
- Lubricate hinges and check posts for movement
Why gates in Cerritos stop working
Some of these have a quick check you can try. If they do not solve it, call us.
| What you notice | Likely cause | What we do |
|---|---|---|
| Sliding gate jumps or scrapes on its track | Worn wheels, a dirty or bent track or a loose guide roller | Clean and straighten the track, replace wheels and rollers |
| Gate opens by itself or will not stay closed | A stuck input, a loop or sensor fault, or a loose latch | Trace the input, repair the sensor, realign the latch |
| Keypad or intercom is dead | Water in the unit, a wiring fault or a failed unit | Test the wiring, dry out or replace the keypad or intercom |
| Swing gate will not latch | The gate has dropped or the strike has moved | Realign the gate and the latch |
| Operator is slow or noisy | Dry hinges or bearings, a worn gear or arm, or a weak battery | Lubricate, replace the worn part, test the battery |
| Gate opens one way only | A limit setting, an obstruction or a failed board input | Reset the limits, clear the path, test the board |
Never stand in the path of an automatic gate while you test it.

What customers say

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Permits, HOAs and emergency access in Cerritos
City permits. Cerritos Building and Safety can be reached at (562) 916-1209, and the Department of Community Development at (562) 916-1201, through cerritos.gov. The city's home improvement page says permits are generally required and lists block walls, driveways, fences, patios and windows or doors among the work that needs them, but it does not mention gates or operators. We could not confirm a gate-specific rule, so call before a new gate or new electrical work.
Fire service. The LA Almanac lists Cerritos as a Los Angeles County Fire Department contract city, so ask that department about key switch or Knox box requirements before you change a locked entry.
Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.
HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.
Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.
Cerritos gate repair: questions we hear
Is there gate repair near me in Cerritos?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Cerritos (ZIP codes 90703 and 90701) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Cerritos?
Yes. Electric gate repair near me in Cerritos means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Cerritos?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.
How much does gate repair cost in Cerritos?
The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in Cerritos?
Cerritos has its own ZIP code, 90703. Some Cerritos addresses use 90701, a ZIP shared with Artesia, so call us with your address if you are not sure we reach you.
Do you repair gates in guard-gated Cerritos neighborhoods?
Yes. We repair the operator, keypad, receiver and sensors at shared entries, but the association controls who may order work, so check with your manager before you call.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in Cerritos too?
Yes. See garage door repair in Cerritos for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
