A city of older houses, apartments and condos
According to the Census Bureau's 2020-2024 estimates, the median year built for homes in Long Beach is 1959, about 52 percent were built before 1960, and about 19 percent date from 1939 or earlier. Only about 45 percent of homes are single-family and about 40 percent are in buildings of five or more units, and about 59 percent of households rent. That makes apartment and condo garage doors as common here as house doors.
According to Wikipedia, Belmont Heights, Belmont Shore and Naples are part of the Alamitos townsite developed by J.W. Bixby, and after Bixby died in 1916 the rest of Rancho Los Cerritos was subdivided into Bixby Knolls, California Heights, Los Cerritos and North Long Beach. According to the city's planning page, as seen in search results, 18 neighborhoods are local historic districts, including Bluff Park, California Heights, Carroll Park, Drake Park/Willmore City and Bluff Heights. According to a real-estate listing, not a city source, Marina Pacifica is a guard-gated waterfront condo community.
Doors that old have usually been repaired before, so we check the whole door, not only the part that failed. In a building with shared garages, tell us whether the door belongs to you, the owner or the association before we book the visit.

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

What Long Beach weather does to a garage door
Long Beach Airport, about four miles inland, has 1991-2020 NOAA normals (as shown on Wikipedia) with average highs of about 76 degrees in June and 83 in August, roughly 12 inches of rain a year and about 23 days a year above 90 degrees. About 81 percent of the rain falls from December to March, and morning low clouds and fog are frequent in summer, so the shoreline is milder than the airport. Winter rain collects in the lower tracks, and summer heat dries out lubricant and ages plastic parts.
A Long Beach Post report says winds up to 37 mph were recorded in Long Beach and more than 31,000 outages were reported across Los Angeles County, and Southern California Edison has warned of wind-safety shutoffs in parts of the city. We could not confirm the dates. Long Beach also sits on the Newport-Inglewood Fault, and the 1933 earthquake killed 120 people. Know where your manual release is, and check the sensors after any shaking.
Twice a year, wipe the tracks, oil the rollers and hinges, and test the safety reverse by laying a board flat under the door. Press the test button on the battery backup at the same time.

- Test the battery backup twice a year

Battery backup, permits and design rules in Long Beach
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
Long Beach Building and Safety. Long Beach is its own city, with a Building and Safety Bureau in Development Services at 411 W. Ocean Boulevard, phone (562) 570-7648 (longbeach.gov). The city's permit page says most construction, alteration, replacement and repair work in dwellings needs a permit, but it does not address garage doors. Long Beach garage door repair: questions we hear
Is there garage door repair near me in Long Beach?
Yes. Emil Garage Doors repairs garage doors in Long Beach (ZIP 90802 to 90808) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Long Beach?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Long Beach?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Long Beach?
We serve the Long Beach street-delivery ZIP codes 90802, 90803, 90804, 90805, 90806, 90807, 90808, 90810, 90813, 90814, 90815 and 90822. ZIP 90810 is shared with Carson. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Long Beach?
We could not confirm a garage-door-specific permit rule for Long Beach. The city says most replacement and repair work in dwellings needs a permit and that exemptions are decided by the Building Official, so call Building and Safety at (562) 570-7648 before a replacement.
I rent in Long Beach. Who arranges a garage door repair?
Check your lease or ask your landlord or property manager who arranges the repair. About 59 percent of Long Beach households rent, according to the Census Bureau's 2020-2024 estimates. Send us the address and what the door does and we give you a price.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Long Beach?
Yes. See gate repair and electric gate repair.
