A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |

A planned city of 1950s tract houses
According to the Census Bureau's 2024 one-year estimates, Lakewood has about 26,800 housing units and the median home was built in 1957. About 80 percent are detached single-family houses and about 72 percent of occupied homes are owner-occupied. This is a homeowner city of postwar houses, so most of what we see is a spring that has run out of cycles, an opener that has had its day or a door that has started to rub in the track.
Lakewood was built as a planned community between late 1949 and 1953, with about 17,500 houses in under three years, according to Wikipedia. The first sales day was March 24, 1950, and an estimated 30,000 people lined up to see seven model houses. In a city built this way, most garage doors have probably been replaced at least once, so we find a mix of original openings, newer doors and older openers.
Lakewood incorporated on April 16, 1954 and was the first city in the country to contract for its municipal services. Lakewood Center, the shopping mall, opened in 1951, and Lakewood Boulevard, Bellflower Boulevard, Del Amo Boulevard, Carson Street and South Street are among the main roads. On a house this age we measure the opening before we order anything, because old framing is not always square.

What Lakewood weather does to a garage door
Lakewood has no weather table of its own in our sources, so we use Long Beach Airport, the nearest named station, in the neighboring city of Long Beach. Its 1991-2020 normals show average highs near 76 degrees in June and 83 in August, a record high of 111 degrees and about 12 inches of rain a year, with February the wettest month. Wikipedia describes a westerly sea breeze that often develops in summer. Heat dries out lubricant and ages plastic parts, and winter rain settles into the lower track and the bottom seal.
Outages happen here. A heat-wave outage on June 28, 2013 hit many Los Angeles County cities, Lakewood among them, and in June 2021 two failed power lines cut power to about 30,000 residents of Bixby Knolls, North Long Beach and Lakewood, according to Long Beach Local News. An opener without a battery backup cannot lift the door in a blackout, so find the red manual-release cord and practice with the door closed.
Twice a year, wipe dust off the tracks, oil the rollers and hinges, and press the test button on the battery backup. Then lay a board flat under the door to check that the safety reverse still lifts it.
- Oil rollers and hinges before summer
- Test the battery backup and the manual release
- Check the bottom seal after the rainy months

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney Β· Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine Β· Google review

Battery backup, permits and design rules in Lakewood
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
Lakewood permits. Lakewood is its own city, so its Building and Safety division, at City Hall, 5050 Clark Avenue, sets the permit rules. The number is (562) 866-9771, extension 2350. Permits are applied for through the city's online permit center. The city's permit page does not mention garage doors and lists no exemptions, so we could not confirm whether a garage door or opener replacement needs a permit. Call the city before you order.

Lakewood garage door repair: questions we hear
Is there garage door repair near me in Lakewood?
Yes. Emil Garage Doors repairs garage doors in Lakewood (ZIP 90712, 90713, 90715 and 90716) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lakewood?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lakewood?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lakewood?
Lakewood uses street-delivery ZIP codes 90712, 90713, 90715 and 90716. ZIP 90805 is mostly Long Beach, and 90711 and 90714 are PO-box ZIP codes. Call us if you are not sure we reach your address.
Does a garage door replacement need a permit in Lakewood?
We could not confirm a garage-door-specific permit rule for Lakewood. The city's permit page does not mention garage doors, so ask Lakewood Building and Safety at (562) 866-9771, extension 2350, before a replacement or a new opener.
My Lakewood house is from the 1950s. Is the garage door original?
Possibly not. Most Lakewood houses are about seventy years old, and many doors have been replaced at least once. We check the whole door, including the springs, cables, rollers and the opener, since a second worn part is common on an older door.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Lakewood?
Yes. See gate repair and electric gate repair.
